Project Development Officer

Job Mission / Purpose The Project Development Management Officer (Lot Sales) Officer for LIMA Estate will be in charge of the development and management of real estate projects including but not limited to: Estate Improvement projects Industrial Lots for Sale Commercial Lots for Sale Future Expansion and Businesses The PDMG Officer’s responsibilities include, but are not limited t,o the following: Conceptual planning and executing technical and financial feasibility for pipelined projects, Seeking management approval for projects, Maintaining the financial health of projects and budget monitoring, Planning, monitoring, and facilitating of project milestones, and Coordination with the Inventory Generation Group teams, Commercial Strategy, Operations, Finance, other CSUs, and external stakeholders. Key Responsibilities BUSINESS DEVELOPMENT 1. Conducts market and technical studies to evaluate project site. Completed market and technical studies 2. Conducts conceptual planning to create value proposition and support financial viability of the project. Completed masterplan and support facilities 3. Prepares technical and financial feasibility studies. Completed technical and financial feasibility studies 4. Prepares business case for approval of new projects by the AIC Board and/or the Investment Committee. Presentation deck detailing business case Approved business case/project 5. Forms and orients the Project Team on the approved program for execution. PROJECT DEVELOPMENT 1. Identifies and monitors project milestones that will ensure timely delivery of approved project. -Preparing and updating of project timeline/ Gantt chart 2. Coordinates with the different teams to ensure completion of milestones within specified time frame and budget. Conducting regular project meetings 3. If needed, oversees project teams in the completion of land acquisition and related matters. Conducting regular project meetings Monitoring progress and regular reporting to TL 4. Oversees the IGG teams in the preparation and release of permits and licenses required to construct and sell the project. These include but not limited to: Environmental Compliance Certificate, Land Use Conversion, Development Permit, Tree Cutting Permit, and License to Sell. 5. Oversees the IGG teams in the preparation and release of titles of saleable lots. 6. Oversees the IGG teams in the preparation and completion of Schematic to Detailed Design Development, and Costing. 7. Prepares business case for approval to construct project by the AIC Board and/or Investment Committee 8. Oversees the IGG teams in awarding the project to a contractor and monitoring construction by ensuring POC, and budget targets are met. 9. Coordinates with sales, marketing, and operations team to address their concerns related to the project. 10. Upon completion of construction, closes out project with accounting team and turns over project to operations team. 11. Maintains financial health of the project by monitoring GPM and IRR against approved financial case. 12. Prepares and monitors annual project budgets for Corporate Finance. 13. Manages project set-up in SAP 14. Prepares monthly project updates/ reports to management. Minimum Qualifications Education: College graduate in any business, technical course or any equivalent course. Work Experience: At least one (1 to 2) years of experience in business development, project management, or equivalent. Preferably handled projects from conceptual up until conveyance in the real estate industry. License/Certification and Training Requirements: Professional license - desirable but not required. #J-18808-Ljbffr
