Real Estate Analyst

BH Properties is a privately held commercial real estate investment firm focused on value-add acquisitions in office, industrial, retail, and multi-family properties throughout the Western United States, along with investments in distressed debt and ground leases. Real Estate / Financial Analyst will report to the Senior Finance Manager.

We are seeking a Real Estate / Financial Analyst to join our team remotely from the Philippines. This position will work during US Pacific business hours.

• Weekly Funding Report: Prepare and deliver weekly funding reports.
• Monthly Reports: Prepare monthly liquidity statements/summary; monitor liquidity compliance; conduct multifamily replacement reserves analysis; prepare multifamily monthly market comparison reports; provide multifamily updates and economic occupancy reports.
• Quarterly/Year-end Loan Compliance Reporting: Prepare reports for major lending or banking partners.
• Quarterly Ground Lease Reporting: Monitor reporting compliance of ground lessees; perform financial reporting variance analysis.
• Yardi Reports: Prepare and generate reports requested by Asset Managers and Property Managers (e.g., rent roll, income statement, budget, tenancy schedule).
• Loan Financing/Refinancing: Prepare underwriting for loan requests and property executive summaries; handle due diligence requirements; oversee closing (title and closing documents); update and review LoanBoss.
• Yearly Budget: Coordinate Yardi training for AMs and PMs; review budgets; prepare budgets for multifamily, general ledgers, and office suites.
• 1031 Exchange: Identify replacement and/or relinquished properties; calculate estimated deferred tax gains/losses; calculate property tax basis.
• Acquisitions/Dispositions: Meet due diligence requirements; manage closing (title and closing documents); set up exchanges (reverse or forward) with First American Exchange Company; review closing statements.
• Summary of Acquisitions, Dispositions, Financing and 1031 Exchanges: Update and maintain summaries; maintain IRR calculations for sold properties.
• Property Tax Basis: Update and maintain the property tax basis on a quarterly basis.
• LoanBoss: Maintain and review accuracy of loan information in LoanBoss.
• Special Reports: Manage draw requests from line of credit facilities; update company presentation materials; calculate transaction gains/losses; prepare other reports requested by management.

• Latin honors (cum laude or better) from a reputable university.
• A bachelor’s degree in real estate, finance and/or accounting is a plus.
• MBA degree preferred.
• 2-5 years of experience in real estate asset management and/or acquisitions.
• Experience with top consulting firms (Accenture, McKinsey, Bain & Company, Deloitte, KPMG and Boston Consulting Group) or top financial institutions.
• Comfort and proficiency in underwriting and analyzing real estate opportunities.
• Advanced Excel modeling skills required.
• Strong quantitative skills and demonstrated analytical and problem-solving ability.
• Strong organizational skills, time management, verbal and written communication.
• Strong desire to succeed and ability to work effectively with minimal oversight, while functioning in a team environment.
• Ability to generate high-quality, error-free work product for internal and external distribution on tight deadlines with minimal oversight.
