Responsible for assisting the Real Estate Sr. Manager in sourcing and acquiring retail store sites and/or area. DUTIES AND RESPONSIBILITIES Conduct real estate due diligence required for retail site acquisitions including but not limited to: Site option generation Site identification Site evaluation, market research Valuation, rental survey Gathering and validation of real estate documents such as: TCTS Lot plans Location maps Floor plan Survey plan Tax declaration Tax payment receipts Valuation reports Title tracebacks Others Zoning Land use Assist in the consolidation, disposition and documentation of existing real estate assets. Prepare and maintain real estate database. Assist in preparing presentation materials to management and to the Board of Directors on matters relating to site acquisition and strategy and disposition of existing assets. Assist in process improvement, including reduction of turnaround time, among others. Inform immediate superior promptly of any problems or unusual matters of significance. Demonstrate continuous effort to improve operations, decrease turnaround times, and streamline work processes. Perform other tasks as may be required from time to time by the immediate superior. Job Qualifications Candidate must possess at least a Bachelor's/College Degree, any field. At least (2-3) years of solid experience in Real Estate/Site Analysis. Experience in site acquisition with a focus on retail property development and analysis. Previous experience in retail site acquisition and evaluation is an advantage. Applicants must be willing to work in Market Market, Taguig City. Willing to travel within Luzon area. Excellent in Sales, Negotiation, MS Office Proficiency, Organizational and Documentation Skills.
