Responsible for assisting the Real Estate Sr. Manager in sourcing and acquiring retail store sites and/or area.

DUTIES AND RESPONSIBILITIES

  1. Conducts real estate due diligence required for retail site acquisitions which include but not limited to the following;

a) site option generation

b) site identification

c) site evaluation, market research

d) valuation, rental survey

e) gathering and validation of real estate documents, like;

e.1) TCTS

e.2) lot plans

e.3) location maps

e.4) floor plan

e.5) survey plan

e.6) tax declaration

e.7) tax payment receipts

e.8) valuation reports

e.9) title tracebacks

e.10) others

f) zoning

g) land use

  1. Assists in the consolidation, disposition and documentation of existing real estate assets.

  2. Prepares and maintains real estate database.

  3. Assists in the preparation of presentation materials to management and to the Board of Directors on matters relating to site acquisition and strategy and disposition of existing assets.

  4. Assists in process improvement including reduction of turnaround time, among others.

  5. Informs immediate superior promptly any problems or unusual matters of significance.

  6. Demonstrates continuous effort to improve operations, decrease turnaround times, and streamline work processes.

  7. Performs other tasks as may be required from time to time by the immediate superior.

Job Qualifications:

  • Candidate must possess at least a Bachelor's/College Degree , any field.
  • At least (2-3) years of solid experience in Real Estate/Site Analysis
  • With experience in site acquisition with a focus on retail property development and analysis.
  • Previous experience in retail site acquisition and evaluation is advantage
  • Applicants must be willing to work in Market Market, Taguig City
  • Willing to travel within Luzon area
  • Excellent in Sales, Negotiation, MS Office Proficiency, Organizational and Documentation Skills.
