The Accounting Specialist maintains financial records related to property transactions, operations, and investments. This role ensures compliance with accounting standards and provides detailed financial reporting to support decision-making and maximize profitability.Responsibilities:Financial Transactions and Recordkeeping:Process and record financial transactions related to property acquisitions, sales, leases, and management.Maintain accurate general ledger entries and reconcile accounts regularly.Accounts Payable and Receivable:Handle invoicing, payments, and collections for tenants, vendors, and contractors.Monitor accounts receivable and ensure timely collections from tenants or other stakeholders.Lease Administration and Compliance:Review lease agreements for financial terms and ensure proper recording in accounting systems.Verify tenant compliance with payment schedules and escalate discrepancies as needed.Compliance and Auditing:Ensure adherence to real estate-specific accounting standards (e.g., GAAP or IFRS).Prepare documentation and reports for internal and external audits.Fixed assets management:Maintain an accurate register of all fixed assets, including land, buildings, equipment, and improvements.Classify assets based on type, location, and purpose.Calculate and record depreciation expenses under accounting standardsCollaboration and Communication:Work closely with property managers, and legal teams to ensure seamless financial operations.Serve as a point of contact for tenant inquiries regarding billing or financial discrepancies.
