SOSA JB Property Management is looking for ROVING BUILDING ENGINEER. Location around metro manila . This position directly reports to the assigned Property Manager to the project you’re assigned to. The following are direct reports: Lead Technician, MST. The ideal candidate must have knowledge in the use of computer applications such as MS Office and e-mail. Must have knowledge in maintenance of Mechanical, Electrical, Plumbing, and Fire Detection and Prevention Systems, and civil/architectural works. Basic Management: Planning, Organizing, Controlling, and Directing. RATE: Php 30,000.00 Basic Pay + Php 5,000.00 Transportation Allowance, with HMO, OT pay and government mandatory benefits.MINIMUM JOB REQUIREMENTS• Candidate must possess at least a Bachelor's/College Degree in Electrical Engineer,Mechanical Engineer, or equivalent• Licensed Engineer• Minimum of 2-3 years of related work experience in building operations,engineering, and equipment and systems maintenance• Ability to handle multiple projects and make decisions. With knowledge inmaintenance of all building system• Has knowledge and understanding of blueprints.• Has Certificate of Completion of Engineering Technical Training, BuildingOperations and Maintenance Training.• Has strong interpersonal and leadership skills• Dependable with value for high work ethics and customer service• Must be keen to details and has good observation skills• With good moral character• Should be available and on call 24/7EXPECTED EMPLOYEE BEHAVIOR• Must lead by example; build teamwork in the Engineering and Maintenance team• Conduct regular team huddles or staff meeting for alignment of work standardsand maintenance work beyond the preventive maintenance program• Must take the time to know the strengths and weaknesses of the technical team,and share this information with the Technical Coordinator• Represent the company as a responsible employer to employees and clients• Aim for remarkable customer experience• Spearhead the culture of Honesty, Innovation, and Tenacity (HIT) and promote theculture of learning and professional work ethicsGENERAL RESPONSIBILITIES• Manage the day-to-day tasks of the property’s Engineering and Maintenancefunction• Ensure the effective implementation of the company’s standard PreventiveMaintenance Program• Ensure that all equipment and facilities have proper tagging and simple, step bystep guide on how to operate• Prepare Terms of Reference for major Engineering and Maintenance projects• Attend to concerns/complaints of unit owners/tenants and dispense instructionson action to be taken to the Technical Coordinator• Give instructions to the Technical Coordinator regarding work schedule orassignment of technicians, preparation of purchase requests for supplies andmaterials• Give instructions to the Technical Coordinator regarding engineering supplies andmaterials needed by the technical team• Adhere to the concern slip process related to the Engineering and Maintenanceworks• Adhere to the fit-out and renovation guidelines of the Corporation• Vetting fit-out or renovation plans to ensure adherence to the rules of theCorporation• Recommend and implement an energy conservation program• Evaluates and recommends equipment/service upgrades• Troubleshoot emergency technical situations• Execute the Daily Ocular Inspection Checklist and note observations; endorse toTechnical Coordinator if there is action to be taken• Coach and mentor Engineering and Maintenance staff• Ensure cleanliness and pleasing appearance of work areas including propergrooming of the technical staff• Handles the technical team with regard to attendance, performance, and physicalappearance• Administers performance evaluation for all technical staff• Establish good rapport and working relationship with the Board/Clientrepresentative• Build a personal yet professional relationship with unit owners/tenants• Any other tasks that may be assigned from time to timeJoin our dynamic team as and be ready to take your career to the next level?
