The Operations Coordinator – Property and Service is responsible for ensuring that all UTOWN units are well-maintained, tenant-ready, and efficiently serviced. This role oversees unit management, maintenance, move-in facilitation, and service operations while supporting product and inventory management to maintain high-quality standards.

Primary Duties and Responsibilities

1. Unit & Property Management

  • Monitor all DNR rooms to ensure units are tenantable within 5 days after move-out.
  • Assist the UTOWN team in assessing units for repairs, maintenance, and upgrades.
  • Facilitate move-in clearance and assist tenants during the move-in process.

2. Service Coordination

  • Ensure all service requests are recorded in Wix and properly documented.
  • Schedule, assign, and distribute tasks among in-house staff, contractors, and housekeeping teams.
  • Monitor completion of service requests to ensure same-day resolution when possible.
  • Prepare materials, tools, and schedules for technicians and conduct daily follow-ups on team accomplishments.
  • Ensure installation and maintenance services meet company standards and deliver excellent customer service.

3. Material Pantry & Inventory Management

  • Maintain organization of the pantry and material recovery room.
  • Monitor fast-moving stock and ensure essential materials are always available.
  • Oversee inventory management to ensure high-quality products are consistently available.

4. Product Support & Development (Secondary Focus)

  • Provide input on product development and competitive positioning.
  • Assist with branding, media communication, marketing materials, and website content updates.
  • Recommend new products to be added to the company's inventory or product list.

5. Administrative & Training Tasks

  • Coordinate with the purchasing team for accreditation of specialty contractors.
  • Conduct routine training to improve service quality and operational efficiency.
