A. Under Property Management

-Daily monitoring of technical operations of the building (e.g. Generators, LVSG, Elevators, pumps, blowers, common area lights, fountain, Sewage Treatment Plant, water level at cistern and overhead tanks, swimming pool water quality and etc.)

-Acts as the pollution control officer of the building.

  • Assist in the preparation of CAPEX and OPEX.

  • Programming and handling of building maintenance system software.

  • Managing the enforcement of building rules and regulations

  • Ensuring that all third-party contractors follow the approved renovation plans submitted to the property management office.

  • Review and approve Electrical/Mechanical/Plumbing and Architectural plans for residential or commercial unit renovation. Ensuring that all needed specifications and building codes are met within standards.

-Attends and coordinates with unit concerns for owners/tenants. Submission of formal letters for work timetable regarding work or repair completion within their respective units.

-Creating memorandums for needed announcements and information for all building occupants.

  • Management of the building's utility conservation program (electrical and water).

  • Monitors and handling of general maintenance material and tools inventory.

-Handling processing requisition supply requests for both condo corporation and developer and ensuring that all purchases are within building standards and requirements.

  • Preparation of design and Bill of Quantities in proposing special projects for the improvement of common areas.

  • Coordinates and assist third-party contractors for repairs of building equipment.

  • Managing the approval and ensuring that all work permits and gate pass to ensure that it is within building standards

  • Programming of RFID for unit owners/tenants

  • Technical support for the developer's unit turnover specifically for the MEPFS (Mechanical, Electrical, Plumbing, Fire Protection, and sanitary).
