- Design Coordination & Project Oversight
Review architectural plans and ensure compliance with project requirements, building codes, and industry standards. Coordinate with engineers, consultants, and contractors to ensure seamless execution of design intent. Conduct regular and periodic site visits to monitor construction progress and ensure adherence to design specifications. Provide on-site supervision to maintain quality control and address any discrepancies between plans and actual site conditions. Identify and resolve design or construction issues that may affect quality, cost, or schedule. Assist with occasional site visits for "design only" projects when there is no ongoing construction or design & build projects. Check quality for projects when visiting sites, in coordination with Senior Design Managers. Assist with architectural design and detailing for projects with architectural requirements. Support Senior Design Managers and teams with technical details, concerns, and construction methodologies.
- Cost Estimation & Budgeting
Prepare detailed cost estimates based on project scope, materials, labor, and market rates. Develop and update project budgets, ensuring cost control throughout the project lifecycle. Conduct value engineering exercises to optimize costs without compromising quality. Monitor actual expenditures against estimated budgets and address any cost overruns.
- Bill of Quantities (BOQ) & Procurement
Prepare and review Bill of Quantities (BOQ) for tendering and procurement. Conduct material take-offs and ensure accurate quantity calculations. Assist in selecting suppliers and subcontractors by evaluating quotations and pricing proposals. Work with procurement teams to ensure timely and cost-efficient material procurement. All BOQ and documentation prepared must be final checked by the Senior Operations Manager before sending to client.
- Scheduling, Resource Allocation & Site Supervision
Develop and monitor the project timeline, ensuring that construction phases align with design requirements. Ensure the right workforce is assigned to tasks based on project needs and efficiency. Adjust manpower deployment based on progress and site conditions. Address on-site issues and provide immediate solutions to maintain progress and prevent costly delays. Ensure site activities align with project milestones and adjust schedules as necessary. Required to submit daily site reports (DSR) for projects he is handling or assigned to.
- Contract Administration & Documentation
Prepare and review contracts, change orders, and project specifications. Ensure contract terms align with cost estimates and project deliverables. Maintain documentation of project costs, budget adjustments, and variations. Assist in project close-out reports and final account settlement.
- Risk Management, Safety & Compliance
Identify and mitigate financial risks related to cost overruns, material shortages, and design changes. Ensure that materials and workmanship comply with project specifications and quality standards. Support in claims management, including cost variations and adjustments due to unforeseen circumstances. Work with the Safety Officer to enforce site safety protocols and mitigate risks.
- Client & Stakeholder Communication
Provide progress updates to clients, stakeholders, and team members. Ensure project milestones align with client expectations and contractual commitments. Address concerns and provide professional solutions to maintain client satisfaction.
- Flexibility in Work Schedule
Weekend work and overtime hours will be required when necessary to meet project deadlines and address urgent site concerns.
- Reporting & Authority
Reports directly to the Senior Operations Manager. All BOQ and documentation prepared must be final checked and pre-approved by the Senior Operations Manager. Coordinates directly with the top management for urgent and priority concerns. Works closely with the CFO regarding the financial standing of projects and profitability, ensuring cost efficiency and budget control. Works in the same level as the Senior Design Managers, providing recommendations and support. All final decisions to be made on-site, especially regarding design, must be approved by the Senior Design Managers. Sign and seal of architectural plans may be an add-on separate from the basic salary, applicable only if required for selected projects.
