Maintenance Door Technician

SCOPE OF WORK:

1. Ensure door closer functions correctly and consistently.

2. Identify and address potential issues before they lead to failures.

3. Extend the lifespan of door closers and related components.

4. Inspect the door closer and its mounting hardware for any visible signs of damage or wear, such as cracks, leaks, or loose parts.

5. Ensure the door closer is properly aligned with the door and frame, and that it operates smoothly without obstruction.

6. Open and close the door several times to test the door closer's operation. Ensure the door closes fully and smoothly without sticking or slamming.

7. Check the closing speed and latch speed adjustments. The door should close at a controlled speed and latch securely without excessive force.

8. Apply a recommended lubricant to the moving parts of the door closer, including the arm, pivot points, and any adjustable screws. Avoid over-lubricating, as excess lubricant can attract dirt and debris.

9. Wipe off any excess lubricant to prevent buildup on the door or frame.

10. Ensure all screws, bolts, and fasteners are tight and secure. Loose hardware can lead to misalignment or operational issues. Use appropriate tools to tighten any loose fasteners, but avoid overtightening, which could cause damage

11. If the door closer uses hydraulic fluid, inspect for any signs of leakage around the unit. Leaks can indicate internal damage or a need for refilling.

12. If necessary, refill the hydraulic fluid to the recommended level, following the manufacturer's instructions.

13. Clean the door closer and surrounding area to remove any dirt, dust, or debris that may affect its operation.

14. Ensure the closing speed of the door is adjusted to meet safety and accessibility standards. The door should close at a rate that prevents accidents while ensuring a secure latch.

15. Verify that the latch speed is adjusted correctly so the door latches securely without undue force.

16. Knowledgeable and must comply with the installation standards.

17. Conduct surveys and estimates on the materials needed for the installation of door closers (as needed).

18. Can attend to all door closer issues in all Metro Manila Sites (Alabang, Taguig, Mandaluyong, Quezon City).

19. Participate in all testing and commissioning activities with the client's vendor.

20. Collaborate, work closely and must be capable of managing the client and client's vendor onsite. Serve as the technical point of contact regarding door closer issues.

21. Work closely with Service Manager in furnishing status reports and materials request.

22. Furnish complete and precise required reports. Ensure that all site official monitoring trackers are complete and properly documented.

23. Providing daily, weekly, and/or monthly reports to clients.

24. Furnish work permits if necessary.

25. Willing to work shifting hours (24 hours).

QUALIFICATIONS:

1. Good written and oral communication skills.

2. Attention to detail with the ability to multi-task and strong organizational skills.

3. Strong analytical, troubleshooting and problem-solving skills. Can resolve issues reported via onsite visit and provide recommendation for the system improvement.

4. Knowledgeable in Installation and troubleshooting of door closers.

5. Proficiency in doing investigations in any service call related concern to determine the root cause and present suggested workarounds and solutions.

6. Experience in hardware installation, wiring and termination, relocation, preventive maintenance and troubleshooting of door closers

7. Ability to understand and explain technical information to clients.

8. Team player, able to work under pressure

Pay: Php17, Php21,000.00 per month
