Lease Administration

Position Summary

The Auditor – Lease Administration is responsible for reviewing and auditing Common Area Maintenance (CAM) charges and other landlord-billed costs related to facility leases. This role ensures that all charges comply with lease agreements, with a focus on minimizing expenses and identifying cost-saving opportunities. The position requires strong analytical skills, lease interpretation expertise, and exceptional attention to detail.

Principal Duties and Responsibilities

  • Review and analyze Common Area Maintenance (CAM) and other variable facility-related charges billed by landlords.
  • Interpret lease language to confirm the accuracy and appropriateness of billed charges.
  • Audit landlord invoices, annual reconciliations, and statements to ensure compliance with lease terms.
  • Process variable payment reimbursements to landlords for operating expenses not covered by monthly escrow payments.
  • Identify potential cost savings and notify management of opportunities for financial optimization.
  • Perform analytical procedures to evaluate lease-related costs and flag anomalies for further review.
  • Summarize audit findings and communicate results to the Center of Excellence (COE) team for landlord discussions.
  • Collaborate with internal stakeholders to address and resolve lease-related billing issues.
  • Ensure compliance with the company's Code of Business Conduct, policies and procedures, and all applicable laws and regulations.

Education

  • Bachelor's degree in Accounting, Finance, or Business Administration required.
  • Preferred: Prior experience in Audit, Accounting, Real Estate Audit, Lease Accounting, or Lease/Contract Administration.

Experience and Required Skills

  • 2–5 years of relevant experience, or equivalent education/advanced degree with related exposure.
  • Proficiency in Microsoft Excel and Word; familiarity with other business software tools.
  • Strong analytical and problem-solving skills with excellent attention to detail.
  • Effective communication skills, both verbal and written.
  • Ability to work independently and collaboratively in a fast-paced, multi-project environment.
  • Strong organizational and time management skills.
  • Understanding of real estate lease terms and ability to interpret lease agreements.
  • Dependable, reliable, and detail-oriented.

Job Types: Full-time, Permanent

Pay: Php30, Php40,000.00 per month
