Credit Investigator and Appraisal Specialist

Qualifications

1. Bachelor's Degree in any business or related course, preferably with license in Real Property Appraisal.
2. At least 1 year in credit investigation and real property appraisal in a financial institution.
3. Knowledge of legal and regulatory framework for real properties.

Key Responsibilities

Quality of CI and Appraisal Reports

- Positive validation of borrowers' residence, business activity and community involvement.

- Careful valuation of collateral thru peer comparison, government valuation and recent sale transactions vis-à-vis current market offer prices.

- Thorough evaluation of the acceptability of collateral confirming there are no errors in the description and actual plot measurements.

- Ensuring authenticity of all collateral documents, using back tracing and other control measures as needed.

Turnaround of CI and Appraisal Reports

- Turnaround of all CI and Appraisal reports are done with the agreed timeframe or earlier.

Compliance

- Compliance with applicable policies and procedures of the Company covering credit investigation, property appraisal, credit evaluation and credit administration.

Scope and Limitation

1. Conducts on-site validation of Borrower's loan application details particularly place of residence, business activity, and community involvement.
2. Conducts on-site appraisal of offered real estate and chattel collaterals.
3. Reviews and validates appraisal reports conducted and submitted by outsourced appraisers (if applicable).
4. Gathers property valuation from other banks or other sources of information (Financial Institutions) for property appraisal reference.
5. Verifies Tax Declaration for real estate collaterals from the Assessor's Office and conducts title trace backing from the Registry of Deeds to ensure authenticity of documents presented.
