Job Description :

• Conduct regular inspections of the property and its systems to identify maintenance needs.
• Perform routine maintenance tasks, such as changing light bulbs, repairing plumbing issues, or fixing minor electrical problems.
• Ensure proper functioning of HVAC systems, including cleaning filters, adjusting settings, and scheduling regular maintenance or repairs.
• Receive and prioritize maintenance requests from tenants or property management staff.
• Assess the nature of the request and determine appropriate actions or repairs needed.
• Coordinate and schedule maintenance activities, ensuring timely response and resolution of issues.
• Coordinate and oversee the work of contractors to ensure quality, timely completion, and adherence to safety standards.
• Keep accurate records of maintenance activities, including work orders, repairs, and maintenance history.
• Maintain an inventory of equipment, tools, and supplies necessary for maintenance tasks.
• Develop and implement preventive maintenance schedules and programs to minimize equipment breakdowns and ensure the longevity of property systems.
• Perform regular inspections and maintenance tasks according to the preventive maintenance plan.
• Identify potential maintenance issues and take proactive measures to address them before they escalate.
• Adhere to safety guidelines and regulations while performing maintenance tasks.
• Identify and address safety hazards or potential risks on the property.
• Maintain compliance with applicable building codes, fire safety standards, and environmental regulations.
• Liaise with property management staff, tenants, and other stakeholders to address maintenance concerns or inquiries.
• Provide clear and timely communication regarding maintenance schedules, repairs, or any disruptions to tenants or property management.
• Collaborate with other property management team members to ensure seamless operations and tenant satisfaction.

Requirements:

• A high school diploma or equivalent
• Prefer with additional vocational training, certifications, or relevant technical degrees (NC II/NCIII)
• 1-3 years previous experience in property maintenance, facilities management, or a related field
• Strong knowledge and understanding of building systems, such as HVAC, electrical, plumbing, and mechanical systems.
• Familiarity with maintenance and repair techniques for various building components, including doors, windows, flooring, and fixtures.
• Ability to troubleshoot and diagnose equipment malfunctions or maintenance issues.
• Proficiency in using maintenance tools, equipment, and diagnostic devices.
• Understanding of safety protocols and regulations related to property maintenance tasks.
• Certifications in HVAC, electrical work, plumbing, or other specialized maintenance areas is a plus
• Effective communication skills, both verbal and written, to interact with property management, tenants, and contractors.
• Customer service mindset to respond to maintenance requests promptly, professionally, and courteously.
• Ability to explain technical concepts or procedures to non-technical individuals.
• Strong time management skills to prioritize and manage multiple maintenance tasks.
• Ability to work efficiently while maintaining high-quality standards.
