Realty Head

JOB SUMMARY

The Realty Head ensures the end-to-end management of all the real properties of the Company in the acquisition, control, maintenance, and optimum utilization of the assets. This includes, but it is not limited to, the handling of real property inventory management, oversight on technical and survey services to ensure integrity of ownership of properties.

He/She collaborates with One Meralco partners in monitoring the business trends and demands for co-location and reactivation of idle properties and reviews financial information and identifies opportunities for value creation.

General Responsibilities:

• Oversees the geodetic engineering function to ensure accuracy of actual land boundaries:
• Reviews the plotted technical descriptions as indicated on land titles to ensure accuracy of lot boundaries of land being acquired by the Company, including those acquired under usufruct agreements.
• Reviews design plans and applications for construction permits for company facilities, both for new and expansion projects prior to signing by Meralco authorized representative.
• Validates lot boundaries in the right-of-way complaints of third parties.
• Land use conversion and permitting requirements of various government agencies
• Oversees and manages the acquisition of real property:
• Evaluation of viability of prospective lots for acquisition intended as sites for business centers, substations, switching stations, microgrid plants.
• Conduct of strict due diligence to ensure adequate protection of company's interest related to authenticity, ownership, status, and encumbrances and annotations on land titles and other related documents of properties subject of acquisition, and other modes of acquiring real estate properties such as donation, usufruct, lease, and other agreements.
• Negotiation with property owner and prepares draft of necessary contracts.
• Verification of prevailing market value and other information on real properties
• Review of the lot price offered by the property owner against market data and provide recommendation for counteroffer by the Company.
• Processing of land conversion with the Department of Agrarian Reform and land reclassification with concerned Local Government Units in cases where the newly acquired properties are classified as agricultural land.
• Oversees the management of all leased real property to ensure these are all effectively tracked, monitored, and ensure prompt collection of rental income and payment of rental payments:
• Lease agreements on Company-owned properties (lease contracts, lease terms)

GENERAL MANAGEMENT RESPONSIBILITIES

STRATEGY DEVELOPMENT AND PLANNING

• Leads the Realty in developing tactical strategies, goals and plans for it to be fully aligned with the company's directives and strategies.

PERFORMANCE MANAGEMENT

• Monitors and evaluates the performance of the organization through the development of the Realty organizational performance measures cascaded from the corporate level.

PEOPLE MANAGEMENT

• Secures the commitment of direct reports in the achievement of organizational targets, goals and plans for Realty. Creates performance improvement plans (as necessary) to achieve set targets.

QUALIFICATIONS (i.e. Education, Licenses, Certificates, Skills, Relevant experiences)

• Bachelor's degree in business administration, Finance, or any relevant course
• Post-graduate degree in a related field and/or knowledge in geodetic engineering is an advantage
• With at least 10 years or more years of relevant experience in end-to-end property management
• Advanced analytical and problem-solving skills
• Demonstrated ability to effectively interface with different organizational teams and external stakeholder of all levels
• Strong verbal and written communication skills
• Strong people management and leadership skills
