Security Head

JOB SUMMARY:

The security head is the overall head of the department whose main responsibility is to ensure that all personnel under his or her area of jurisdiction perform his/her job responsibilities at par. The Department Manager role is also assigned to the following on top of one's site personnel's job responsibilities.

• Responsible for the overall management and operations of the Raw Land Security and Management Dept.
• Responsible for providing technical management support to the LMU and the company as a whole.
• Responsible for crafting the department budget and efficient operation and management.

JOB DUTIES AND RESPONSIBILITIES:

Security Operations Management:

• Administers the security systems and control measures necessary for cost-effective operation, including but not limited to the protection and safety of the raw land property.
• Formulates and implements monitoring and control systems necessary to ensure that the property is secured from squatters, trespassers, illegal claimants, and any other external disturbances.
• Develops and recommends necessary improvements and protection for cost-effective management of the property, inclusive of but not limited to its security, protection, and preservation.
• Develops and implements security, safety, and emergency response programs, including fire-related and illegal intrusion incidents.
• Maintains a security registry of incidents and any untoward activities within the property and conducts investigations if necessary.
• Conducts periodic on-site ocular inspections and prepares reports and updates of the site situation inclusive of photos.
• Provides security agencies and security guards with detailed standing orders and reporting procedures.
• Ensures and maintains peace and order through the implementation of all existing laws, local and national.
• Formulates and updates the set of the company's standards, processes, policies, operating manuals, security, and upkeep of the property.
• Checks cost-efficient security and management of raw land properties and ensure efficient operations of the department.
• Directs and checks site-based personnel to satisfactorily realize all expectations of the landowner and its future client, the project development group.
• Recommends yearly budget and proper utilization. Recommends programs and systems improvements to higher management.
• Discusses with other divisions'/departments'/units' heads for resolution of common concerns.
• Discusses with service providers, external consultants, and external legal counsel for resolution of issues and other related concerns.
• Trains subordinates and orients newly hired employees.
• Performs all other related duties that may be assigned from time to time.

Administrative and Land Management

• Serves as the attorney-in-fact of the landowner.
• Oversees the management of the property and control measures necessary for cost-effective operation.
• Recommends income opportunities for the land, such as billboard sites, parking lots, short-term leasing, and any other income-generating activities/events.
• Utilized and formulated and maintained implements, monitoring, and control systems necessary to ensure that the property is being well used for any recommended activities/events.
• Handles negotiations, needed documentation, and actual operations for any revenue-generating activities.
• within the property. Ensures the facilitation of payments of realty property tax and other related fees of the property.
• Develops and recommends improvements and protection for cost-effective management of the property, inclusive of but not limited to its security, protection, and preservation.
• Monitors and maintains the turnover of the property for its future development.
• Conducts regular meetings with subordinates and regular site inspections.
• Motivates subordinates and other staff in dealing with their tasks.
• Analyzes and validates recommendations of subordinates.
• Consolidates and analyzes reports from site-based personnel.
• Conducts proper vetting and bids of contractual services, including security, and negotiates the same.

JOB QUALIFICATIONS:

A. Education

• Graduate with any Bachelor's Degree. MA Degree or Units preferred.

B. Relevant Work Experience

• At least five (35) years' experience as property manager and/or property administrator, customer-related services officer, and/or other related jobs

C. Skills

• Excellent in oral and written communication, good customer service, computer literate, good personality, excellent in crafting property management plans and budgets, and good in the management, supervision and monitoring of operations according to set guidelines
