1. GENERAL PURPOSE OF THE JOB

The Residential Leasing Specialist, supervised by the Lease Admin Supervisor, is responsible for showing vacant units to prospective clients and explain to them company's standard terms and conditions. He/she is also responsible for negotiating lease terms and prepares leasing documents and processes rental payments for both new lessees and renewing tenants. The incumbent is also responsible for facilitating turnover of unit to lessee and for assisting the same for tenancy-related concerns during the course of the lease.

2. WORK ACTIVITIES

· MAIN RESPONSIBILITIES

  • The incumbent's main responsibility is to market and offer to prospective clients all available units in North Belton Communities and Eton Emerald Loft, and to strategize different ways on how to lease out EPPI-owned units.
  • Explains company standard terms and conditions to clients, negotiates lease terms, prepares leasing documents, and processes rental payment for new and renewing tenants.

  • MOST IMPORTANT/MOST DIFFICULT RESPONSIBILITIES

  • To lease out units and achieve the monthly revenue target set by the Management.

  • SPECIFIC DUTIES

  • Revenue to EPPI
  • Ensures the target revenues for the year from residential units and parking are met at the end of current year (Unit).
  • Ensures that the target occupancy at the end of the year is achieved.
  • Performs sourcing of prospective lessees.
  • Discusses all basic and standard terms, and conditions, available leased premises, and viewing of the same to prospective lessees.
  • Prepares and signs Contract of Lease/Renewal of COL (all pages), LOI/Renewal LOI and DST SOA template.
  • Receives, checks, completeness, and accuracy of lease/renewal of lease requirements from lessee.
  • Collects lease payment (including security deposit and advance payment) and DST payment from the lessee.
  • Forwards First Demand Notice, Disconnection Notice, and Notice to Vacate from Accounting Assistant/s to Lessee/s.

  • Unit Turnover

  • Inspects units for close out and acceptance.

  • Marketing

  • Utilizes social media applications and communication platforms for the marketing of residential units available for leasing.
  • Works with the Marketing Department in researching and employing different marketing initiatives for the lease of residential units.
  • Prepares different marketing collaterals such as shirts, websites, and account renewal.
  • Taps potential corporate clients for all EPPI properties.
  • Manages Dwellings by Eton Facebook Account.

  • Administrative

  • Prepares weekly report and presentations related to residential leasing.
  • In charge of filing accepted units and other pertinent documents.
  • Monitors expiration of lease contracts through Portfolio Management; notifies lessee 90 days prior to contract termination.

  • Customer Service

  • Receives and responds to client concerns in a timely manner and proper manner to achieve the desired customer service satisfaction rating as set by the Management.
  • Answers to all inquiries sent through different communication platforms and social media networks.
  • Assists prospective lessees during ocular inspection of units.
  • Assists tenants in the move out process.

  • Other Tasks

  • Coordinates and communicates with possible suppliers/contractors for Blakes Tower.
  • All other tasks that may be assigned by the Lease Admin Supervisor and/or the AVP for Residential Leasing depending on the exigencies of the organization.

3. WORK OUTPUT AND ACCOUNTABILITIES

  • The job incumbent is expected to consistently delivering the following:
  • Achieving monthly revenue target and delivering good customer service to lessees.

4. REQUIRED KNOWLEDGE, SKILLS, ABILITIES, COMPETENCIES AND OTHER ATTRIBUTES

  • Educational Background
  • Must have at least an educational attainment equivalent to a college/bachelor's degree preferably in Business Administration, Real Estate Management, or Marketing.

  • Professional Experience

  • Fresh graduates of the abovementioned bachelor's degree/s will already suffice.
  • Those with at least one year experience in a related position are preferred.

  • Knowledge

  • Must have knowledge in Residential Leasing or property management, basic laws in real estate, and in providing customer service to residential lessees.
