Job Title: Leasing Supervisor

Location: Cebu and Bohol

Company: Enrison Holdings, Inc. (EHI) & BE Residences (BVI)

About the Role

The Leasing Supervisor will oversee daily leasing operations for office buildings and retail spaces of EHI and BVI in Cebu and Bohol. This role ensures optimal tenant occupancy, maximizes lease revenue, and fosters long-term tenant relationships. The ideal candidate will have a strong understanding of the local market, excellent negotiation skills, and the ability to manage a portfolio effectively.

Key Responsibilities

Prospect Management

  • Develop and implement leasing strategies to maintain high occupancy rates for office and retail spaces.
  • Identify and engage potential tenants through market research, networking, and advertising.
  • Conduct property tours and present space options to prospective tenants.
  • Negotiate lease terms in line with company policies and profitability goals.
  • Prepare and execute lease agreements, amendments, and renewals.

Tenant Relations

  • Build and maintain strong relationships with existing and prospective tenants.
  • Address tenant inquiries, concerns, and requests promptly and professionally.
  • Collaborate with property management to ensure tenant satisfaction and smooth operations.

Market Research & Analysis

  • Monitor market trends, competitor offerings, and rental rates in Cebu and Bohol.
  • Provide recommendations for pricing strategies and tenant mix based on insights.
  • Prepare regular leasing activity reports and forecasts for management review.

Collaboration & Compliance

  • Coordinate with marketing and design teams to promote available spaces effectively.
  • Work closely with property management for space readiness and tenant fit-outs.
  • Ensure compliance with local regulations, company policies, and leasing standards.
  • Represent Enrison Holdings, Inc. (EHI) in a favorable light in all transactions and activities.

Qualifications

  • Bachelor's degree in Business Administration, Marketing, Real Estate, or related field.
  • At least 3 years of experience in leasing, real estate, or property management.
  • Strong negotiation, communication, and interpersonal skills.
  • Ability to analyze market data and provide strategic recommendations.
  • Proficiency in MS Office and leasing/property management tools.
