Position Overview

We are seeking a detail-oriented and highly skilled Lawyer specializing in Property Title Transfers to manage and oversee the legal processes involved in transferring ownership of real estate properties. The role involves ensuring compliance with all applicable laws, handling due diligence, preparing and reviewing legal documents, and coordinating with government agencies to guarantee a smooth and valid transfer of title to the new owner.

Key Responsibilities

  • Title Verification & Due Diligence
  • Conduct thorough verification of property titles with the Registry of Deeds to confirm authenticity, ownership, and absence of liens or encumbrances.
  • Perform legal due diligence on the property, including checking tax declarations, survey plans, and relevant permits.
  • Document Preparation & Review
  • Draft, review, and notarize Deeds of Sale, Deeds of Assignment, or Deeds of Donation, as applicable.
  • Prepare all supporting documents (e.g., tax clearance, certificate authorizing registration from BIR, transfer tax receipts, etc.).
  • Litigation & Hearings
  • Represent clients in court hearings or administrative proceedings challenging the auction or title transfer.
  • Handle cases such as annulment of auction sale, redemption disputes, adverse claims, or ownership contests.
  • Prepare and submit pleadings, evidence, and legal arguments to defend the buyer's rights.
  • Client Advisory
  • Advise buyers on risks, timelines, and possible disputes.
  • Provide updates on both the administrative processing and litigation status of the property.
  • Representation & Coordination
  • Act as the buyer's legal representative in dealing with LGUs, BIR, Registry of Deeds, and courts.
  • Ensure settlement of all legal, financial, and administrative requirements.

Job Type: Full-time

Pay: Php45, Php50,000.00 per month
