Schematic Design Stage

· Provide technical inputs during SD stage, including validating costs, assisting in estimating costs (not covered by QS), providing initial construction timelines and other technical inputs

Design Development and Construction Drawings Stage

· Coordinate with internal teams and consultants on DD and CD stage.

  • Review building plans, details and specification with internal teams and consultants
  • Help identify opportunities for value engineering

Construction Bidding

  • Review and reconcile cost estimates by the QS
  • Prepare and consolidate bidding requirements (e.g. bid documentation, approved plans, specifications, terms of reference, instruction to bidders, and project timelines)

Project Management

  • Prepare regular project progress reports on cost, time, quality/safety.
  • Monitor construction and renovation projects, coordinating the work and accomplishments of service providers and trade workers to ensure that all plans and specifications are followed, including the construction methodology, safety procedures, budget, and timelines
  • For any construction-related concerns and issues, serve as the first responder and coordinate with pertinent people for action
  • Implement project monitoring and control, including but not limited to the following:
  • Manage contractors and suppliers to meet work and delivery schedules for manpower and equipment deployment, fabrication, and material and supplies deliveries
  • Control quality of methods, procedures and workmanship of all contractors and suppliers, and, as needed, discuss with the PD Team and design consultants in the interpretation of drawings, specifications and other construction documents.
  • Post Construction Stage
  • Monitor completion of activities in the punch list
  • Attend to warranty claims and rectification
  • Prepare close-out and post-mortem reports
