A key aspect of this role is providing technical input during the schematic design stage, including cost validation and initial construction timelines. Additionally, collaboration with internal teams and consultants is crucial for project feasibility.

Design Development and Construction Drawings Stage: Leadership and Coordination

  • Leading and coordinating with internal teams and consultants on the design development and construction drawings stages is essential to ensure timely completion and effective problem-solving.
  • Reviewing building plans, details, and specifications with internal teams and consultants helps identify potential issues early on.
  • Opportunities for value engineering, architecture, and engineering optimization are identified and implemented throughout these stages.

Construction Bidding: Review and Advise

  • Reviewing and reconciling cost estimates by the QS (Quantity Surveyor) is a critical task to ensure accuracy and compliance.
  • Advising the procurement/purchasing unit on contractor eligibility aids in pre-qualification and shortlisting of suppliers and contractors.
  • Overseeing preparation and consolidation of bidding requirements, such as bid documentation, approved plans, specifications, terms of reference, and project timelines, is vital to ensure a smooth process.

Project Management: Oversight and Coordination

  • Oversight of regular project progress reports on cost, time, quality/safety ensures stakeholders are informed of progress and challenges.
  • Coordinating the work and accomplishments of service providers and trade workers to ensure adherence to plans and specifications is a top priority.
  • Responding promptly to construction-related concerns and issues and coordinating with relevant parties for action is essential.
  • Implementing project monitoring and control measures, including managing contractors and suppliers, controlling quality, and discussing interpretations of drawings, specifications, and other construction documents, is crucial.

Post Construction Stage: Completion and Close-Out

  • Monitoring the completion of activities in the punch list is necessary to ensure all tasks are completed satisfactorily.
  • Oversight of warranty claims and rectification processes ensures prompt resolution of any issues.
  • Preparing close-out and post-mortem reports provides valuable insights for future projects.
