KEY RESPONSIBILITIES

1. Completing Progress Payments on Construction Loans
   1. Review and process requests for progress payments on construction loans, ensuring they meet the agreed milestones and are compliant with loan terms and conditions.
   2. Liaise with builders and clients to obtain necessary documentation for progress claims, such as invoices, certificates of completion, and borrower acknowledgement.
   3. Verify the accuracy of progress payment amounts and ensure they align with the approved project budget and scope of work.
   4. Order valuation for each progress payment request.
   5. Ensure timely processing of payments in accordance with loan agreements and project timelines.
   6. Maintain accurate records of progress payments transactions and communicate updates to borrowers and relevant internal stakeholders.
2. Verification of Loan Agreements
   1. Review and verify loan agreements, ensuring any special conditions are accurately reflected in the loan documentation.
   2. Ensure that loan agreements include fees associated with loan product and/or loan purpose.
   3. Collaborate with lending and credit teams to resolve any discrepancies or issues related to loan agreements.
   4. Maintain and update loan records and client files as required, ensuring proper documentation is stored and easily accessible.
   5. Complete settlement instructions and forward to panel solicitor.
3. Preparation of Loan Agreements for Internal Refinances
   1. Prepare loan agreements for internal refinances, ensuring all terms are clearly outlined and aligned with loan approval.
   2. Ensure that loan agreements include fees associated with loan product and/or loan purpose.
   3. Collaborate with lending and credit teams to resolve any discrepancies or issues related to loan agreements.
   4. Maintain and update loan records and client files as required, ensuring proper documentation is stored and easily accessible.
   5. Send loan agreement to borrower for signing.
   6. Ensure correct completed loan documentation is returned and that any approval conditions have been met.

SKILLS & QUALIFICATIONS

1. With at least 2 years of relevant experience.
2. Certificate IV Finance & Mortgage Broking is beneficial (not essential).
3. Experience in mortgage documentation preparation, settlements, or para-legal environments is preferred.
4. Demonstrated understanding of mortgage loan products and policies.
5. Proven exceptional customer service and relationship management skills.
6. Excellent written and verbal communication skills including the capacity to effectively listen.
7. Team player.
8. Proven time management skills.
9. Strong problem-solving and analytical skills with the agility to analyze situations and use initiative.
10. Proven ability to maintain high standards of accuracy and efficiency, even under tight deadlines.
11. Ability to work independently and strong organizational skills.
12. Adept in promoting a positive work environment including the use of positive language.
13. Competent in carrying out responsibilities in accordance with the requirements of relevant legislation and compliance requirements.
