Property Manager

About the role
The Property Manager is responsible for leading the property management team, ensuring the efficient operation, profitability, and growth of the property portfolio. They oversee the development and implementation of strategies that maximize property value and tenant satisfaction while ensuring compliance with legal and company standards. The role also involves collaborating with senior leadership and property owners to drive long-term success.
Leadership and Team Management:
- Lead, mentor, and manage a team of property management officers, finance auditors, and environmental compliance engineers.
- Set clear objectives, performance standards, and provide ongoing coaching and professional development.
- Conduct performance reviews and ensure that the team meets or exceeds their goals.
Strategic Planning:
- Develop and implement property management strategies that align with company goals.
- Oversee portfolio growth by identifying opportunities for acquisitions, developments, and partnerships.
- Analyze market trends and conditions to make recommendations on property improvements, investment, or disposition.
- Prepare annual business plans and operational budgets for the property portfolio.
Financial Oversight:
- Develop and oversee property budgets, ensuring expenses are controlled and financial objectives are met.
- Monitor rent collection, expense management, and financial reporting across all properties.
- Review and approve financial reports, including income statements, balance sheets, and cash flow statements for each property.
- Recommend strategies for maximizing revenue, reducing vacancies, and managing costs.
- Provide regular updates to senior leadership or property owners on financial performance and strategic initiatives.
Operational Excellence:
- Ensure the smooth operation of all properties, including leasing, maintenance, and tenant relations.
- Oversee the implementation of preventive maintenance programs and capital improvement projects.
- Implement best practices and standard operating procedures (SOPs) for managing properties efficiently and cost-effectively.
- Ensure compliance with all relevant local, state, and federal regulations, including safety standards, fair housing laws, and zoning requirements.
Tenant and Owner Relations:
- Serve as a key point of contact for major tenants and property owners, handling escalated issues or negotiations.
- Maintain strong relationships with property owners by providing transparent reporting, updates, and strategic advice on property performance.
- Develop and oversee tenant retention strategies to minimize vacancies and improve tenant satisfaction.
- Negotiate complex lease agreements or contract renewals for major tenants.
Risk Management and Compliance:
- Identify potential risks to property assets and implement strategies to mitigate them.
- Ensure compliance with all property-related laws, safety regulations, and company policies.
- Oversee the resolution of tenant disputes, legal issues, or insurance claims.
- Ensure that all properties have proper insurance coverage and maintain compliance with health, safety, and environmental regulations.
Vendor and Contractor Management:
- Build and maintain relationships with contractors, vendors, and service providers.
- Negotiate contracts and manage large-scale service agreements for property maintenance, security, and cleaning.
- Ensure vendors deliver services on time, within budget, and at the required standard of quality.
What we're looking for
- Graduate with a Bachelor's Degree in Real Estate Management, Business Management, or any related field.
- With at least seven (7) years of related working experience
- Excellent communication skills and a team player
- Highly organized, detail-oriented, and able to multitask
- Excellent analytical, problem-solving, and people-management skills
- Experience in budget preparation, report writing, and contract administration
- Proficient in the use of Microsoft Office applications
- Willing to start as soon as possible
