PROPERTY ADMINISTRATION

i. Administration. Oversee and supervise daily operations of the property; supervise the property administration team to ensure that quality customer service and attention is delivered to all tenants, employees, and guests of the property; supervise the roles and daily activities of the administration assistant, maintenance staff, housekeeping staff, security staff, and engineering team; ensure that the security and safety facilities are properly maintained and fully operational; make a security, maintenance, and housekeeping checklist to ensure that security, maintenance, and housekeeping staff attend to their duties properly; make sure house rules and regulations of the property are implemented;

ii. Liaison Work. Process permits and other documents related to the management and improvement of the properties; comply with all local administrative and environmental requirements and laws as may be necessary;

iii. Marketing. Plan, strategize, and execute online and offline social engagement programs to market the property;

iv. Tenant Relations. Maintain and develop good relationships with tenants and their staff; attend to tenant concerns and complaints; ensure that quality customer service is delivered to all tenants, employees, and guests of the property; ensure that tenants are aligned and comply with all policies and regulations of the property; coordinate with tenants on the collection, billing, and recording of rent, CUSA, and utility payments;

v. Recordkeeping. Keep a complete record of all lease documents (Checklist Prior to Turn Over, Log of Payments Made, Tenant Information Sheet, Property Permits Checklist, Reservation Agreement or Contract of Lease, Authority To Commence Fit-Out or Work Permit, Pylon Signage Agreement, Electricity / Water Meter Log, Tenant Exit Checklist, Statements of Account, etc.)

vi. Management. Prepare annual operations expense (OPEX) budgets for the property; present completed and proposed programs to the Office of the President / Board of Directors regularly;

LEASE & TENANT ACQUISITION

i. Present and market properties available for lease to prospective tenants and brokers; submit lease proposals, sample rent computations, and prospective designs to interested clients; determine the needs and economic viability of prospective clients; facilitate site or ocular visits to the property;

ii. Advertise available properties using a variety of media and promotional materials (online portals, tarpaulin posters, brokers); execute Broker's Agreements with brokers;

iii. In coordination with the Board of Directors, negotiate leasing terms and conditions and close deals; receive and ensure that documents submitted for reservation and lease are complete before turning them over to the assigned Property Manager;
