POSITION TITLE: PROJECT DEVELOPMENT ASSISTANT MANAGER
LEVEL: ASSISTANT MANAGER

JOB SUMMARY: Supports the Project Director and Cluster Head in managing and overseeing real estate projects (both ongoing and completed) assigned to them.

JOB DESCRIPTION:

Duties and Responsibilities

LAND ACQUISITION

  • Prepares initial financial runs for acquisition basis.
  • Coordinates technical due diligence of acquired properties for project planning.

PROJECT CONCEPTUALIZATION AND PLANNING

  • Participates in planning process.
  • Prepares project development timeline based on parameters from Cluster Heads and/or Project Director.
  • Ensures accuracy of project plans: Concept Design, Schematic Design, Design Development, and Final Construction Drawings.
  • Prepares requirements for permits and licenses prior to project launch and construction.
  • Coordinates project launch requirements with Sales and Marketing Departments.
  • Prepares project financials for launch.
  • Monitors project scorecard and budget commitments.
  • Prepares approval to launch memo.
  • Develops project pricing strategy, pricelist, and payment terms.

PROJECT OPERATIONS

  • Ensures execution of launch plans.
  • Regular monitoring of construction progress, financials, and sales strategies.
  • Recommends actions for deviations.

PROJECT DELIVERY

  • Ensures timely turnover of residential units and common areas.
  • Spearheads project close-out.
  • Provides assistance to Property Management, Buyer Turnover Group, and Customer Service.
  • Oversees post-construction activities and manages budgets.

OTHERS

  • Performs other functions as assigned by immediate superior.
