Develop and refine strategies for preventative maintenance, ad‑hoc maintenance, and capital works Identify the root causes of equipment failure and breakdowns Ensure maintenance work is performed at regular intervals by streamlining intervals based on calendar or usage Implement innovative solutions to improve productivity, efficiency, and resource utilization, including use of CMMS and safety culture practices Track key metrics to measure efficiency gains and cost savings, with KPIs focused on reduced repair and labor costs and compliance with safety features Negotiate contracts, pricing, and terms with suppliers and vendors for best value Hold service providers accountable and leverage business opportunities to improve cost and speed of critical repairs Manage the fire/safety/cleaning asset register and prioritize critical assets Maintain records of all planned maintenance processes and work orders Ensure compliance with industry standards and regulations Qualifications – Non‑negotiables Experience in Facilities Maintenance Management Proven track record in multi‑site facilities/building maintenance Ability to recognize root causes of equipment failures and resolve them before major issues Strong time‑management, planning, goal‑setting, and task prioritization skills across disciplines Strong commercial acumen: interpret pricing, negotiate, and challenge service provider quotes Preferred skills/expertise Ideally, 3 years’ experience in proactive & programmed maintenance Experience or background with CMMS Systems (Computerized Maintenance Management System)Experience in Fire Safety and Cleaning Maintenance Retail site experience or equivalent, preferably in trade‑related, petrol, or convenience stores Excellent communication—written and verbal—and strong interpersonal skills to foster stakeholder relationships About MicroSourcing With over 9,000 professionals across 13 delivery centers, MicroSourcing is the pioneer and largest offshore provider of managed services in the Philippines.
