Commercial Officer – Tenant Relations (SM Supermalls)

Overview

Supervise maintenance services to ensure the proper upkeep of the commercial area, including its amenities, utilities and equipment; undertake tenancy-related activities such as house rules and accounts management; and interact with stakeholders including property managers and residents, in accordance with company safety, cleanliness and order standards to achieve company objectives.

Qualifications
  • At least 2 years’ experience in property, hotel, or restaurant settings, property management, or tenant relations.
  • Technical or engineering background is a plus.
  • College graduate (preferably HRM, management or engineering course).
  • Knowledgeable in Microsoft applications; good in oral and written skills.
  • Ability to perform with minimum supervision.
  • Willing to work on a flexible schedule.
Roles and Responsibilities

COMMERCIAL AREA MANAGEMENT

  • Housekeeping and sanitation of the property by scheduling, arranging and confirming the implementation of housekeeping activities for the entire property, including common areas, perimeter, administrative office, employee and customer facilities, engineering facilities and other non-leasable areas.
  • Facility management of building premises by conducting physical and visual checks on the condition of the building facilities.
  • Safety and security by performing safety audits according to property safety standards, ensuring safety of customers and tenants, and acting as the Safety Officer of the commercial area.
  • Coordination and compliance with LGU on possible events requested inside the property and ensuring required reports for third-party contractors (BDOI, etc.).
  • Monitor utility consumption by tenants.
  • Agency personnel supervision by meeting with agencies regarding property updates and concerns; review agency work schedules and overtime timekeeping forms; ensure quality work is rendered by agencies.
  • Manage the property’s Facebook page for updates and engagement.

TENANT RELATIONS (COMMERCIAL AREA)

  • Construction management by conducting pre-construction meetings, turnover of areas, ensuring timely submission of pre-con requirements, checking construction progress, and inspections for compliance with guidelines.
  • Pre-opening management by conducting house rules meetings and ensuring submission of pre-opening requirements.
  • Accounts management by running monthly AUR, collecting and monitoring accounts, performing cashier posting as needed, and endorsing accounts to Leasing or Legal for collection if required.
  • Billing management by encoding and billing chilled water charges and overseeing timely billing of other charges.
  • Oversee compliance of tenants for POS and CCTV installations, maintain property housekeeping standards.
  • Attend to operational concerns of tenants within the commercial area.
  • Ensure smooth egress for tenants.
