JOB DESCRIPTION Responsibilities Execution of Securities-In and Securities-Out of Buyer & Developer’s Condominium Certificate of Title (CCT) and Tax Declaration (TD) and Safekeeping items, including: Safekeeping of CCTs and TDs, involving:Reviewing details of physical CCTs and TDs versus TINA Checking Approving Authorities are correct and complete (CCTD Admin and Sales Registration) Ensuring processing of request is facilitated in TINA Complying with the turnaround time consistently Ensuring E-Custodial Receipt is accepted in TINA Ensuring systematic filing in vault Releasing CCTs and TDs requested by Sales Registration, involving:Same procedures as safekeeping Ensuring systematic retrieval of CCTs and TDs from vault Ensuring correct and complete CCTs and TDs are received in TINA by Sales Registration Coordinating with Sales Registration Department on issues (e.g., discrepancy in CCT/TD details, rush accounts, transactions for regularization in TINA, etc.) Safekeeping items endorsed by Internal departments, involving:Ensuring only acceptable items are allowed for safekeeping Checking Approving Authorities are correct and complete Ensuring items are properly sealed and labeled Risk Management Conducting monthly inventory of CCTs and TDs, and Safekeeping Items Recording and maintaining daily transaction details in the Tally Sheet and Master list Recommending process improvements based on findings (e.g., DPA, RICA, PIA, Internal Audit findings) Complying with Company regulatory requirements (e.g., DPA, RICA, PIA, Internal Audit findings) Records/Document Management Ensuring CCTD Admin Forms with Buyer’s personal details are kept properly in the vault and encrypted for soft files Business Relationship Management Maintaining collaborative relationships with internal customers and keeping them informed on the process related to their requests Others Representing the unit in coordination meetings and other management-related activities as needed Performing projects assigned by Immediate Head or Management SM is the leading Philippine company invested in market-leading businesses in retail, banking, and property, with investments in ventures capturing high growth opportunities in the emerging Philippine economy.
