Land Solutions Specialist

3 days ago Be among the first 25 applicants Direct message the job poster from AboitizPower The position holder is responsible for supervising the implementation of the solutions to, and successful resolution of, land due diligence red flag findings including supervising the titling of untitled lands, supervising the application and successful conversion of land from agricultural to fit-for-purpose classification (e.g., industrial or agro-industrial), and the completion of payment terms for the purchase and transfer of title of land to ARI’s assigned SPV or trustees. The position holder collaborates with relevant teams, oversees and organizes necessary documents, and other requirements needed in the resolution of red flag findings, and conversion of lands, transfer of titles, titling of titled lands, as well as maintaining records, standardizing and improving internal processes to effect this role. Responsibilities Resolution of Land Due Diligence Red Flag Findings Secure and supervise required documents to resolve land due diligence red flag findings (e.g., EJS documents, SPAs, tax clearances, etc.) Maintain and/or establish good relationships with relevant external stakeholders/government agencies involved in securing land-related documents Work closely with landowners to secure necessary documents to cure land due diligence red flag findings Work closely with internal stakeholders in the review and acceptance of documents required to cure land due diligence red flag findings Titling of Untitled Lands Support the collation of proof/evidence to establish claim or rights of the subject land (tax declarations, barangay certifications, affidavits, SPAs, photos, approved survey plans, RPT payments, etc.) Support the collation of all required documents from DENR/PENRO/CENRO/NIA (e.g., verification if land is under grants or patents or classified as alienable and disposable) Conduct ground verification on listed claimants and unauthorized tenants/structures via LGUs Land Use Conversion Maintain good relationships with DAR and related government agencies Maintain a pool of service providers for DAR Land Use Conversion (LUC) Support the collation of pre-application documents for DAR LUC Act as point person coordinating with consultants for DAR LUC Support performance and documentation requirements for DAR LUC process Completion of Land Payment Terms and Transfer of Titles Support the implementation, monitoring, and safekeeping of CTS, DOAS, or any signed contracts detailing land payment terms Support documentation and verification of payments to authorized entities Support collation of all documents required by Registry of Deeds for title transfer Support completion of payments for all taxes related to land purchase and transfer Administrative Monitor Memos/IRRs under DAR and other related agencies Support processing of payments for land transactions Support completion of templates for DOAS or related documents Other Related Tasks Ensure compliance to Integrated Management Systems (IMS) and company policies Promote customer focus, integrity of quality systems, and information security Properly store documents and maintain confidentiality Perform other related duties assigned by immediate superior Other Functions and Responsibilities Engage in regular performance discussions and team collaboration Practice authenticity, respect, and teamwork to foster a safe environment Support Diversity, Equity, and Inclusion Follow SOPs and company policies Uphold company culture, values, and safety procedures Qualifications Experience: Minimum 3 years in land acquisition and conversion is an advantage but not required.
