Work Schedule: Onsite | Monday to Friday | 9:00 am - 6:00 pm

JOB DESCRIPTION

1. Financial Management & Reporting
- Supervise timely preparation of financial statements in compliance with IFRS/GAAP and real estate regulations.
- Ensure accurate accounting for property acquisitions, sales, leases, and development costs.
- Monitor project profitability, cash flow, and investment returns.
- Manage budgeting, forecasting, and variance analysis.
- Oversee pre-selling accounting, escrow accounts, and progress billings.

2. Compliance & Internal Controls
- Ensure compliance with local tax laws, BIR regulations, and real estate-specific requirements.
- Maintain strong internal controls to protect assets and ensure financial accuracy.
- Coordinate with auditors, tax consultants, and regulatory agencies for audits and reviews.

3. Accounts Management
- Oversee accounts payable/receivable, payroll, and collections.
- Monitor buyer and tenant payments, and accurately record commissions, incentives, and rebates.
- Track development costs, land payments, and related expenses.

4. Leadership & Team Management
- Lead, mentor, and train accounting staff to enhance efficiency and performance.
- Delegate tasks, review deliverables, and provide constructive feedback.
- Promote a culture of integrity, accountability, and continuous improvement.

5. Strategic Support
- Provide financial insights to support investment decisions, pricing, and financing strategies.
- Assist in feasibility studies and ROI evaluations for new projects.
- Collaborate cross-functionally to align financial goals with business objectives.

QUALIFICATIONS
• CPA
• With at least 1 year of accounting experience
