Mechanical Project Manager

When applying for this position the following will be criteria

1. Knowledge of Commercial Mechanical Systems in advanced LEED buildings

2. Prior experience in Project Management

3. Your home computer setup and ability to work the hours specified and past experience doing so or working onsite in other countries.

This is full time - Our starting rate 55,000 PHP per month - 45 hrs. per week paid thru PayPal

This position will require for you to work close hours with the US Based Manager 4 days a week.

Hours for the position are Manilla Time = Monday - Friday - 6 PM to 4 AM (midnight)

This is 5 days a week - 9 hours per day starting in the evening and finishing at night.

In the US this corresponds to Monday - Friday 6 AM to 4 PM - The crews begin at 5:30 to 6 AM and complete by 2:30 to 3:00 PM (US Time Zones are 12 hours behind your time)

Goel Services performs mechanical insulation on large commercial buildings for the mechanicals in the DC - Baltimore region on the United States.

Daily Duties:

• Go over all daily field reports from crews in the field from day before )

• Correct any errors

• Ensure the Supervisor has it completed and properly

• Track progress on the project with field - View progress thru TEAMS Video; Field Marked up drawings

• Work on ASI's, PCO, RFI's and create draft change orders and evaluate all correspondence to determine if there are any change orders or modifications for work in the building.

• Perform quantity take off for change orders for Project Executive.

• Crudely you will be assigned 8 active projects.

• Assist in monthly invoice preparation, submission, and follow up with client

• Track all Materials by area against budget

• Assist US based Project Executive

• If there are progress meetings online - attend.

• Create monthly P&L Statements for each project - cost versus budget

• Be able to use the BIM Drawings to determine where tough areas are.

• Follow up with all open change orders with the clients to update the status

• Coordinate with schedule analysis team

• Review Job cost reports to make comprehensive monthly report

• Fill out paperwork for the workers to enter facilities

• Prepare submittals

• Notify Superintendents what the budget for the area they are working in is and what the budget remaining is.

• Track all labor budgets to superintendent bonuses.

• There will be more responsibilities

Must be able to perform MECHANICAL Quantity Takeoff of duct work; piping; and systems and must understand a complex large scale energy efficient building.

Computer Requirements:

Must have computer and 20mb internet with two screens. Work is hosted thru Amazon Workspaces with full screen recording etc.

• If your internet speed is greater than 200ms latency coming into USA East it will not work with AWS – You must upgrade your internet speed which will decrease your latency. - Please verify your speed into US East (N. Virginia)

Other requirements:

• Workstation space requirement: The minimal worktable will need to be 4 foot by 6 foot and chair.
• Multiple Screens with 4K suggested. You will not be selected if you only have a laptop.
• Comprehension and past experience with Project Management and tracking of field; and takeoff of Commercial Mechanical Systems a must.
