Role Overview

We are seeking an experienced Pre Sales Design Draftsperson who will convert client requirements into clear, accurate and buildable concept designs.

The role involves early design development, research into site conditions and planning provisions, coordination of early consultants and preparation of supporting material required for planning approvals.

The successful candidate will excel within the Autodesk Revit environment, particularly in modelling layouts and producing clean and professional concept documentation.

Key Responsibilities

1. Early Design and Concept Development

  • Develop design concepts in Autodesk Revit based on sales inputs, client requirements and researched site constraints
  • Collate relevant research on planning scheme provisions, building code requirements, services and site features
  • Produce preliminary sketch layout site plans and develop these into complete concept design sets including site plans, floor plans, roof layouts, elevations, sections and basic 3D perspective views
  • Prepare drawing sets suitable for early client presentations and for the preparation of budgeting estimates and formal quotations
  • Recommend improvements that support design efficiency, compliance, buildability and cost effectiveness

2. Site and Scheme Research

  • Investigate titles, easements, services, covenants and encumbrances
  • Interpret planning schemes, local planning policies, zoning requirements and land use permissibility to identify development constraints and opportunities across Australia, with a strong focus on Western Australian local government requirements
  • Review and apply relevant concepts from the Building Code of Australia and referenced Australian Standards early in the design process so that compliance can be achieved in later stages

3. Scoping and Early Consultant Coordination

  • Coordinate obtaining pricing and placing orders for required early inputs including feature and level surveys, site investigations, consultant reporting and hydrant pressure testing
  • Liaise with engineering and planning consultants including traffic, hydraulic, civil and geotechnical specialists as required
  • Gather technical constraints and incorporate these into concept design parameters

4. Approvals Preparation

  • Assist with preparing and submitting planning approval documentation
  • Draft planning compliance statements and design justification reports
  • Work with planning consultants and other external consultants to refine and complete submissions

5. Handover to Construction Documentation

  • Provide clear design intent, site research and model information to the company's construction documentation draftsperson for alter stage design development for building permit and construction stages
  • Support the transition from concept design to detailed working drawings as required

Required Skills and Experience

  • Strong proficiency in Autodesk Revit Suite
  • Minimum of 5 to 10 years drafting experience on similar commercial or industrial construction projects to that which company undertakes
  • Ability to prepare concept models, basic 3D views and clear preliminary documentation suitable for early client engagement
  • Experience researching and applying planning codes and local government policies within an Australian context
  • Ability to interpret and apply the Building Code of Australia and relevant Australian Standards including accessibility, fire hydrant coverage, car parking requirements and other referenced codes
  • Knowledge of tilt up or precast concrete panel construction with structural steel framing is highly advantageous
  • Strong communication and coordination skills with consultants, internal teams and external stakeholders
  • Demonstrated ability to manage multiple concurrent projects and meet deadlines

Desirable Attributes

  • Exposure to international English-speaking building codes, noting that the primary focus remains Australian Codes and Standards
  • Drafting or building design qualifications are preferred. An architecture degree is not required. Additional town planning qualifications would be beneficial
