Key Responsibilities:
Tax Compliance Management
- Supervise and ensure the accurate and timely preparation and filing of all types of tax returns (e.g., Income Tax Returns - ITR, Value Added Tax - VAT, Withholding Taxes - EWT, Final Tax, Documentary Stamp Tax - DST, Percentage Tax, Real Property Tax - RPT) for various real estate projects and corporate entities.
- Oversee the preparation of various tax-related reports and schedules required by the Bureau of Internal Revenue (BIR) and other government agencies (e.g., alphalists, SAWT).
- Review and approve tax computations, reconciliations, and supporting documents.
- Monitor and ensure timely payment of all tax liabilities.
Tax Planning & Advisory:
- Identify and implement tax-efficient strategies for the company's real estate projects and operations, aiming to optimize tax liabilities within legal frameworks.
- Provide expert tax advice and guidance to management and other departments (e.g., Sales, Legal, Project Development, Accounting) on the tax implications of real estate transactions (e.g., property acquisitions, dispositions, leasing agreements, joint ventures).
- Analyze new and proposed tax legislation, BIR rulings, and local tax ordinances, assessing their impact on the company's operations and recommending proactive adjustments.
Audit & Assessment Management:
- Lead and facilitate BIR tax audits and assessments, preparing necessary documentation, addressing inquiries, and representing the company's tax position.
- Coordinate with external auditors for tax-related matters during annual financial audits.
- Prepare responses to BIR Letters of Authority (LOA), Preliminary Assessment Notices (PAN), Final Assessment Notices (FAN), and other tax-related communications.
Documentation & Record Keeping:
- Ensure meticulous and organized maintenance of all tax records, filings, and supporting documents, both in physical and electronic formats, for audit readiness.
- Implement and maintain robust internal controls over tax processes.
Liaison & Coordination:
- Act as a primary liaison with the Bureau of Internal Revenue (BIR), local government units (LGUs), and other relevant government agencies on tax matters.
- Coordinate with external tax consultants, legal counsel, and other professionals as needed.
Qualifications:
- Bachelor's degree in Accountancy.
- Certified Public Accountant (CPA) license is highly preferred.
- At least 4-6 years of progressive experience in taxation, with a significant portion in a supervisory role within the real estate or construction industry, or a related field in public accounting specializing in real estate clients.
- In-depth knowledge of Philippine tax laws and regulations (NIRC, EOPT, relevant RRs, RMCs) and local tax ordinances, particularly those affecting real estate development, sales, and property management.
- Proven experience in handling BIR audits and assessments.
- Strong analytical, problem-solving, and research skills.
- Excellent communication (written and verbal) and interpersonal skills, with the ability to articulate complex tax concepts clearly.
- Proficiency in Microsoft Excel (advanced functions), accounting software, and tax preparation software.
- High level of integrity, attention to detail, and accuracy.
- Ability to work independently, manage multiple priorities, and meet strict deadlines.
