Job Description: Senior Operations & Maintenance Manager

Location: Batangas First Philippine Industrial Park (FPIP), Batangas, Philippines

Position Overview

JLL is seeking an experienced Senior Operations & Maintenance Manager to oversee the comprehensive facility management operations at our Batangas FPIP location. This role is responsible for ensuring optimal building performance, tenant satisfaction, and operational excellence across industrial and commercial properties within the park.

Key Responsibilities
Operations Management

• Oversee daily operations of industrial facilities, warehouses, and office buildings within Batangas FPIP
• Ensure compliance with all local regulations, safety standards, and environmental requirements
• Manage facility performance metrics and implement continuous improvement initiatives
• Coordinate with tenants and stakeholders to address operational needs and concerns

Maintenance & Engineering

• Develop and execute preventive maintenance programs for all building systems (HVAC, electrical, plumbing, fire safety)
• Manage corrective maintenance activities and emergency response procedures
• Oversee contractor management and vendor relationships
• Ensure optimal equipment performance and lifecycle management

Team Leadership

• Lead and develop a team of maintenance technicians, security personnel, and support staff
• Conduct regular training programs on safety procedures and technical skills
• Manage performance evaluations and career development plans
• Foster a culture of safety, quality, and customer service excellence

Financial Management

• Develop and manage annual operating budgets and capital expenditure plans
• Monitor expenses and implement cost optimization strategies
• Prepare regular financial reports and variance analysis
• Negotiate contracts with service providers and suppliers

Health, Safety & Environment

• Implement and maintain HSE management systems and procedures
• Conduct regular safety inspections and risk assessments
• Ensure compliance with Philippine Occupational Safety and Health Standards
• Manage environmental sustainability initiatives and waste management programs

Client & Tenant Relations

• Maintain strong relationships with industrial tenants and occupiers
• Respond promptly to service requests and resolve operational issues
• Conduct regular tenant satisfaction surveys and implement feedback
• Support leasing activities and tenant move-in/move-out processes

Qualifications
Required:

• Bachelor's degree in Engineering, Facilities Management, or related field
• Minimum 7+ years of experience in facilities management or industrial operations
• Experience managing large-scale industrial or commercial properties
• Strong knowledge of building systems (HVAC, electrical, fire safety, security)
• Familiarity with Philippine building codes and safety regulations
• Proven leadership and team management skills
• Excellent communication skills in English and Filipino
• Proficiency in MS Office and computerized maintenance management systems (CMMS)

Preferred:

• Professional certifications (PMP, CFM, FMP, or similar)
• Experience in industrial park or special economic zone operations
• Knowledge of ISO standards (ISO 14001, ISO 45001)
• Experience with sustainability and green building practices
• Familiarity with logistics and warehouse operations
