JOB DESCRIPTIONS
- Responsible for overseeing the maintenance and operation of the subdivision's facilities, coordinating with homeowners, and ensuring the proper functioning and appearance of common areas and amenities.
DUTIES AND RESPONSIBILITIES
- SUBDIVISION MAINTENANCE:
- Oversee and manage all aspects of subdivision maintenance work, including but not limited to entrance gate, common facilities, road/block grass cutting, and clubhouses.
- Ensure that all maintenance tasks are carried out efficiently and within the designated timeframes.
- Supervise maintenance staff and contractors to ensure the quality and completion of work.
- Develop and implement maintenance schedules and plans to ensure the proper functioning and appearance of subdivision facilities.
- HOMEOWNERS ASSOCIATION (HOA) COORDINATION:
- Oversee and manage all aspects of subdivision maintenance work, including but not limited to entrance gate, common facilities, road/block grass cutting, and clubhouses.
- Ensure that all maintenance tasks are carried out efficiently and within the designated timeframes.
- Supervise maintenance staff and contractors to ensure the quality and completion of work.
- Develop and implement maintenance schedules and plans to ensure the proper functioning and appearance of subdivision facilities.
- WATER SUPPLY OPERATION:
- Oversee and manage all aspects of subdivision maintenance work, including but not limited to entrance gate, common facilities, road/block grass cutting, and clubhouses.
- Ensure that all maintenance tasks are carried out efficiently and within the designated timeframes.
- Supervise maintenance staff and contractors to ensure the quality and completion of work.
- Develop and implement maintenance schedules and plans to ensure the proper functioning and appearance of subdivision facilities.
- WATER SUPPLY OPERATION:
- Oversee the operation and maintenance of the subdivision's water supply system.
- Monitor and maintain water tanks, ensuring their cleanliness, proper functioning, and regular maintenance.
- Address water-related complaints and issues raised by homeowners.
- Conduct regular water meter readings and maintain accurate records.
- ELECTRICAL RELATED WORKS:
- Coordinate with the local utility provider (e.g., Meralco) for new electrical connections, disconnections, or any related matters.
- Monitor and manage temporary electrical billing and consumption monitoring for construction sites or temporary installations within the subdivision.
- Ensure compliance with electrical safety standards and regulations.
- TANK OPERATION MONITORING:
- Regularly inspect and monitor the operation of tanks, including water levels, pressure, and equipment performance.
- Collaborate with maintenance staff to address any tank-related issues promptly.
- Maintain accurate records of tank maintenance and operation.
- CONSTRUCTION BOND/GATE PASS
- Evaluate and recommend construction bond applications from contractors or homeowners, ensuring compliance with relevant regulations and standards.
- Issue gate passes for authorized construction activities within the subdivision.
- Maintain proper documentation and records related to construction bonds and gate passes.
- OTHER TASKS MAY BE ASSIGNED FROM TIME-TO-TIME:
- Perform additional duties and responsibilities as assigned by the management or supervisor.
- Maintain a proactive approach to identify and address maintenance and operational issues within the subdivision.
QUALIFICATIONS
- BS in Civil Engineer graduate with PRC License
- Can work under minimum supervision.
- Good communication and written skills.
EXPERIENCE UPON ENTRY INTO THE POSITION
- Candidate must have an experience at least 2-years in Estate Management.
Job Type: Full-time
Pay: Php20, Php25,000.00 per month
