Disposition Virtual Assistant

Role Overview

We are looking for a results-oriented Disposition Virtual Assistant to manage the sale of off-market real estate deals to cash buyers. This position starts once a property is under contract, with a focus on closing deals quickly and profitably. The ideal candidate understands buyer psychology, is skilled at creating urgency, and excels at strategic follow-up to drive successful closings.

Key Responsibilities

• Review deal details, including price, ARV, repairs, and location from acquisitions.
• Create professional deal packages for buyer presentations.
• Market deals to cash buyers via call, text, email, Facebook groups, and your existing buyers list.
• Execute aggressive follow-up campaigns with buyers until deals are finalized.
• Respond to buyer inquiries and provide property access information.
• Schedule and manage property walkthroughs and inspections.
• Create urgency and competition by managing multiple offers.
• Collect offers, proof of funds, and closing timelines from buyers.
• Evaluate and select the best buyers based on price, speed, and reliability.
• Prepare and send assignment contracts for signature.
• Submit buyer details to the title company and oversee the closing process.
• Follow up with buyers and title companies to ensure a smooth closing.
• Maintain daily CRM updates to track buyer activity and deal status.

What This Role Does NOT Include

• Speaking with sellers or negotiating purchase contracts.
• Cold calling or lead generation activities.
• Running comps or determining ARV.
• Setting acquisition prices.

Mandatory Requirements

• Experience in real estate wholesaling disposition preferred.
• Strong verbal and written English communication skills.
• Confidence and professionalism when communicating with U.S. cash buyers.
• Exceptional organization and attention to detail.
• Proven ability to manage multiple deals simultaneously.
• Familiarity with CRM platforms like Podio or GoHighLevel.
• Proficiency with Google Sheets, email/SMS platforms, and e-signature tools like DocuSign or HelloSign.
• Full-time availability (Monday-Friday EST, 8 hours per day).

Performance Metrics

Success is measured by the average time to assignment, assignment fees per deal, conversion rate of deals sold, buyer response and follow-up efficiency, and overall closing success rate.
