Job Title: Quantitative Analyst / Actuarial Analyst/ Mathematician/ Investment Analyst
Location: WFH (1–2 weeks onboarding, with scheduled office meetings 1 to 2 times a month)

Salary: PHP 85,000 to 95,000/month, can be negotiated subject to experience

Interview/ Application process: Online Interviews (at least 2 rounds) plus Test period.
*A 1 to 2-week Paid Test Period will be provided. During this time, the candidate will be given a test that can be completed within 1 to 2 weeks. This will allow us to further determine if the candidate is the right fit for us. After the candidate passes this round, he/she will then be onboarded officially.

Job Overview:
We are seeking a highly skilled Quantitative Analyst or Mathematician with a strong passion for applying advanced numerical and analytical techniques to real estate investments. This functional role within a real estate/ development investment firm offers hands-on exposure to the full investment lifecycle—from data-driven market research and financial modeling to deal execution and portfolio optimization.
The ideal candidate combines superior quantitative skills with outstanding communication abilities, a collaborative mindset, and the poise to coordinate effectively with executive-level stakeholders.
This position serves as a launchpad for growth into senior quantitative roles or portfolio management, making it ideal for ambitious, detail-oriented individuals eager to drive success in Australia's competitive property market through rigorous mathematical analysis.
QualificationsEducational Background
Essential:
Bachelor's degree in Applied Mathematics, Statistics, Quantitative Finance, Econometrics, Physics, Engineering, or a related quantitative discipline from a recognized Philippine or international university (e.g., UP, Ateneo, DLSU, UST, or equivalent).
- Need to have a strong educational foundation in Finance/ Accounting.
Highly Desirable:
- Postgraduate studies (e.g., Master's or PhD in Applied Mathematics, Quantitative Finance, Data Science, or Operations Research) or progress toward advanced certifications like CFA Level 1, FRM, or equivalent (e.g., Certified Public Accountant – CPA Philippines).
- Specialized coursework in quantitative methods, stochastic modeling, optimization, or real estate valuation techniques (e.g., via online platforms like Coursera, edX, or local institutions like AIM).
Baseline:
4–5 years of solid experience in quantitative analysis, financial modeling, data science, or a related field, reflecting the Philippine job market's expectations for mid-level professionals.
- Need to be able to conduct/ create Financial Modeling
Preferred:
- At least 3 years of dedicated professional experience in statistics, actuarial science, or land valuation, with a focus on applying quantitative methods to real-world problems.
- At least 3 years of professional experience in quantitative roles within a real estate firm, financial institution, hedge fund, or consultancy (e.g., Ayala Land, Colliers Philippines, or global firms like CBRE).
- Direct exposure to quantitative aspects of real estate, such as financial modeling, risk assessment, or market forecasting through prior professional work, academic research, or capstone projects.
- Prior experience applying quantitative methods to US and Australian real estate markets, including statistical analysis of transactions, valuations, or market trends, is highly desirable.
- Analytical Acumen: Exceptional ability to dissect complex problems using logical reasoning, critical thinking, and evidence-based approaches, enabling the identification of patterns and actionable insights from diverse datasets.
- Quantitative Acumen: Superior proficiency in applying advanced mathematical and statistical techniques to analyze complex financial and market data, driving strategic decision-making in global and local markets.
- High Comprehension Skills: Advanced ability to rapidly understand, interpret, and synthesize complex information, technical documents, and multifaceted data sets to inform quantitative analyses and investment strategies.
- Advanced Financial Modeling: Expertise in constructing and interpreting sophisticated models, including stochastic simulations, Monte Carlo methods, cash flow projections, IRR, NPV, and sensitivity analysis.
- Land Valuation and Optimization: Proficiency in quantitative valuation methodologies such as discounted cash flow (DCF), regression-based comparable sales, residual land value optimization, or cost approaches, tailored to real estate investment scenarios.
- Precision and Rigor: Meticulous attention to detail in handling numerical data, algorithms, financial models, and compliance requirements.
- Communication: Strong written and verbal skills in English to articulate complex quantitative findings in clear, client-ready deliverables for international stakeholders.

- Real Estate and Quantitative Tools: Familiarity with specialized software like Estate Master, CoreLogic RP Data, or quantitative platforms; experience with mathematical modeling tools is a plus.
- Data Visualization and Analysis: Proficiency in Power BI, Tableau, or Google Data Studio for creating insightful dashboards; strong skills in statistical visualization.
- Research and Data Competency: Ability to leverage property databases (e.g., Domain, APM PriceFinder) and economic sources like Trading Economics or Bangko Sentral ng Pilipinas (BSP) reports, applying quantitative filters and analysis.
- Office Suite: Command of Microsoft Word and PowerPoint for documenting quantitative analyses; knowledge of collaboration tools like Google Workspace or Trello is a plus.
- Essential Advantage: Proficiency in scripting languages (e.g., Python, R, or MATLAB) for automating data tasks, statistical analysis, machine learning applications, or optimization algorithms, reflecting the growing demand for quantitative tech skills in the Philippines.

As an Investment Analyst, you will support the investment team in identifying, evaluating, and managing real estate opportunities in Australia, with responsibilities adapted to the Philippine work context:
Market and Economic Research
Apply statistical and econometric models to analyze Australian real estate trends in key regions (e.g., Sydney, Melbourne, Brisbane) and sectors (e.g., residential, commercial).
- Monitor and forecast macroeconomic indicators (e.g., interest rates, inflation, BSP policies) using quantitative methods to assess impacts on property markets.
- Source and process data from credible platforms like the Australian Bureau of Statistics (ABS), CoreLogic, or international reports, employing advanced analytics for insights
Financial Analysis and Modeling
Build and refine advanced quantitative models to evaluate investment viability, incorporating probabilistic forecasts, IRR, NPV, yield calculations, and optimization techniques.
- Conduct rigorous property valuations using DCF with stochastic elements, regression-based comparable sales, cap rate models, or other mathematical approaches aligned with Australian standards.
- Support due diligence through quantitative review of lease agreements, occupancy data, operational costs, and risk simulations.
Investment Opportunity Evaluation
Screen potential acquisitions or developments using quantitative criteria, algorithms, and scoring models.
- Prepare data-driven investment summaries and presentations, featuring visualizations and statistical analyses for senior analysts or virtual investment committees.
- Analyze financing options and return profiles with quantitative tools, accounting for cross-border dynamics and uncertainty.
Portfolio Monitoring and Reporting
Track and model KPIs for real estate assets, such as rental growth, vacancy rates, and volatility, using remote tools and time-series analysis.
- Contribute to quarterly reports and investor updates with sophisticated quantitative insights and forecasts.
- Support asset management through mathematical optimization of decisions like lease renewals or capital expenditures.
Risk Analysis
Quantify investment risks, including market volatility, regulatory changes (e.g., Australian FIRB policies), or economic shifts, using statistical models and simulations.
- Perform advanced scenario analysis, sensitivity testing, and Value at Risk (VaR) calculations to evaluate risk-adjusted returns.
Collaboration and Support
Collaborate with global teams, including senior analysts and external advisers, via virtual platforms like Zoom or Microsoft Teams, sharing quantitative methodologies.
- Provide research-backed, numerically rigorous insights during team strategy sessions, enhancing hybrid work practices with data science approaches.
- Serve as the main coordinator for handling investment-related computations, communicating results, analyses, and recommendations effectively to executive levels to facilitate informed decision-making.
