The
Surveyor
is responsible for conducting land surveys, preparing precise topographic and boundary maps, and ensuring the accuracy of site measurements to support planning, design, and construction activities. This role requires a
licensed Geodetic Engineer
who can validate land data, ensure proper site demarcation, and coordinate with design, engineering, and project management teams to deliver high-quality and compliant survey outputs.
Pre-Construction Surveying
• Topographic Survey: Measure and map land contours, natural features (trees, rivers), and existing structures.
• Boundary Survey: Establish legal property lines and lot limits using titles, tax declarations, and cadastral maps.
• As-Built Survey (if existing structures are present): Document actual site conditions before construction begins.
• Lot Subdivision/Consolidation Survey: Prepare and stake out subdivided lots according to development plans.
Construction Staking / Layout
• Setting Out: Accurately mark locations for roads, drainage, utilities, lot corners, and building foundations on the ground based on engineering plans.
• Elevation and Grade Setting: Ensure the proper slope and levels are maintained for roads, sewer lines, and drainage systems.
• Coordinate Verification: Ensure work aligns with specified UTM coordinates, gridlines, or project benchmarks.
Monitoring and Verification
• Progress Surveys: Conduct periodic surveys to verify construction progress and accuracy.
• Settlement or Deformation Monitoring: Check for shifts or movements in critical structures like retaining walls or embankments.
• Quantity Surveys: Measure cut-and-fill volumes, stockpile volumes, and excavation/backfill quantities.
Data Processing and Reporting
• Prepare survey plans, digital terrain models (DTMs), contour maps, and profiles.
• Submit reports on discrepancies, alignment deviations, or site issues.
• Maintain survey records, field notes, and calibration logs for equipment.
Coordination
• Collaborate with:
- Civil Engineers: For layout updates and design adjustments.
- Contractors: To coordinate survey timings with work schedules.
- Government Agencies: For regulatory requirements, permits, and boundary approvals.
Post-Construction Surveys
• As-Built Surveys: Confirm final locations and elevations of constructed infrastructure (roads, drainage, utilities, buildings).
• Turnover Documents: Provide survey plans required for land titling, permits, or subdivision registration.
Equipment Maintenance and Calibration
• Ensure total stations, GNSS receivers, and leveling equipment are regularly calibrated and maintained.
- Set up and protect benchmarks and control points throughout the project duration.
Requirements:
- Bachelor's Degree in
Geodetic Engineering
from an accredited university. - Must be a
Licensed Geodetic Engineer
(Registered with the Professional Regulation Commission). - Minimum of
4 years of relevant experience
in land development, construction, or real estate projects. - Experience in
topographic, boundary, relocation, and as-built surveys
is required. - Exposure to large-scale or mixed-use development projects is an advantage.
- Proficient in using
surveying instruments
such as Total Station, GPS, and Automatic Level. - Skilled in
AutoCAD

Civil 3D
, and other mapping or geospatial software. - Knowledgeable in
WGS84, PRS92
, and other coordinate systems used in the Philippines. - Familiar with
DENR-LMB
,
DPWH
, and
LGU
surveying standards and submission procedures. - High attention to detail and analytical skills.
- Strong sense of accountability and integrity in data reporting.
- Good coordination, communication, and teamwork skills.
- Ability to manage multiple project assignments with tight deadlines.
