Reports to: Accounting Manager / Property Manager
Job Summary
The Senior Property Accountant is responsible for managing the day-to-day accounting operations and financial reporting for a premier high-rise residential condominium tower. This role ensures the accuracy, integrity, and timely reporting of all financial records, compliance with local regulations, and supports the strategic financial management of the Condominium Corporation and Homeowners Association (HOA). The ideal candidate has strong expertise in property accounting, knowledge of Philippine Financial Reporting Standards (PFRS), and experience working with condominium or real estate developments.
Key Responsibilities
1. Financial Accounting & Reporting
- Manage the full accounting cycle, including journal entries, general ledger maintenance, and financial statement preparation (Balance Sheet, Income Statement, Cash Flow Statement).
- Prepare and analyze monthly, quarterly, and annual financial reports for the Condominium Corporation and HOA Board of Directors.
- Ensure accurate and timely recording of all revenues (e.g., association dues, utilities, rental income from common areas) and expenses.
- Perform monthly bank and balance sheet reconciliations to ensure data integrity.
- Oversee the fixed asset register, including depreciation calculation and tracking.
- Assist the Accounting Manager in preparing the annual operating budget for the condominium property.
- Monitor actual financial performance against the approved budget and provide variance analysis reports to management.
- Manage cash flow, prepare forecasts, and ensure the availability of funds for property operations.
- Review and approve payment requests, ensuring proper documentation and adherence to procurement policies.
- Manage the billing and collection process for association dues, special assessments, and other charges to unit owners.
- Maintain accurate subsidiary ledgers for all unit owner accounts and address billing inquiries.
- Coordinate with the Property Manager to ensure timely recording of utility consumption and billing.
- Ensure compliance with all relevant Philippine accounting standards (PFRS/PAS) and local regulatory requirements (e.g., BIR, SEC).
- Coordinate and prepare requirements for the external financial audit.
- Handle the preparation and filing of local and national taxes (e.g., VAT, Income Tax, and Withholding Tax) in coordination with external tax consultants.
Qualifications
Education & Experience
- Bachelor's degree in Accountancy,
- Certified Public Accountant (CPA) license is not required.
- A minimum of 2-5 years of progressive experience in accounting.
- Proven experience handling the full accounting cycle and preparing statutory financial reports.
- Strong knowledge of accounting software/ERPs.
- Advanced proficiency in Microsoft Excel (pivot tables, complex formulas, financial modeling).
- Excellent analytical and problem-solving skills with close attention to detail.
- Strong organizational and time-management skills, with the ability to meet strict deadlines.
- Excellent written and verbal communication skills in English and Tagalog.
- A high degree of integrity and professionalism in handling confidential financial information.
