The Facilities Engineer (Electromechanical) is responsible for the efficient operation, maintenance, and improvement of the mall's electromechanical systems, equipment, and facilities. The role ensures safe, reliable, and energy-efficient functioning of power, HVAC, fire protection, vertical transportation, and other building systems to support mall operations and deliver a seamless experience for tenants and shoppers.
Key Responsibilities
Facilities Operations & Maintenance
- Oversee the daily operations and preventive/corrective maintenance of electromechanical equipment such as HVAC systems, generators, transformers, main distribution panels, electrical wirings, pumps, chillers, elevators, escalators, and fire protection systems.
- Conduct routine inspections, performance monitoring, and diagnostics of all mechanical and electrical (M&E) systems to ensure optimal functioning.
- Ensure proper upkeep of mall facilities including utilities, building structures, and equipment rooms.
Technical & Project Management
- Plan and implement preventive maintenance programs to reduce downtime and prolong equipment life cycle.
- Coordinate and supervise contractors and service providers for repair, maintenance, and major equipment servicing.
- Assist in planning, evaluation, and execution of facilities improvement projects, system upgrades, and energy optimization initiatives.
- Review technical designs, plans, and as-built drawings relevant to M&E systems.
Safety, Compliance & Standards
- Ensure all facilities and equipment comply with safety, environmental, and regulatory standards including electrical and fire safety codes.
- Maintain updated documentation on maintenance activities, equipment service records, utilities consumption, and compliance reports.
- Implement safety protocols during maintenance works and ensure proper lock-out/tag-out procedures and risk assessments.
Tenant & Stakeholder Support
- Provide technical support and guidance to mall tenants for fit-out, renovation, and equipment installation.
- Conduct site oculars and approve tenant electromechanical plans in alignment with mall standards.
- Coordinate with Mall Operations, Security, Housekeeping, and other departments for smooth facilities management.
Budgeting, Inventory & Cost Control
- Monitor facilities-related expenses, service contracts, and utilities consumption to ensure cost efficiency.
- Manage inventory of tools, equipment, and spare parts; recommend supplies and equipment purchases.
- Support the Facilities Manager in preparing annual maintenance budget and capital expenditures.
Qualifications
- Bachelor's Degree in Electrical Engineering, or related field.
- Preferably a Licensed Engineer.
- With at least 2–3 years facilities or engineering experience, ideally in a mall, commercial, retail, or property management setting.
- Strong knowledge of MEPF (Mechanical, Electrical, Plumbing & Fire Protection) systems.
- Proficient in technical and maintenance planning, equipment troubleshooting, and contractor management.
- Good communication and coordination skills, with strong safety and compliance mindset.
- Willing to work on shifting schedules, weekends, or holidays as mall operations require.
