Maintenance

I. Job Summary

Maintenance job is to provide general maintenance work for the company, such as installing company equipment, and maintaining security inside company premises beyond work hours.

II. Duties and Responsibilities

Utilities and Equipment Maintenance

a. Logs all equipment checking, maintenance done, or repair done in the logbook or checklist;

b. Maintains cleanliness of building floors, windows, glass partition, fixtures, passenger elevator, and other open areas within the building;

c. Performs and document routine inspection and maintenance activities;

d. Checks of Company equipment such as air-con, alarm system, CCTV, lightings, dispensers, refrigerator and other to prevent equipment from deterioration;

e. Assists in installation of equipment such as air-con, CCTV, office cubicle and any other installation that can be done by the Maintenance' expertise;

f. Ensures that all office equipment such as computers, laptops, printers are unplug;

g. Fixes or replace any broken furniture, such as doors, tables, light bulbs, office cubicles, drawers etc.;

h. Checks all company premises for the purpose of maintaining security;

i. Helps in manual job for any company project such as renovation etc.;

j. Gathers and dispose waste materials;

k. Maintains cleanliness and polishes furniture and fixtures, walls, machines, and equipment;

l. Request supplies and equipment needed for cleaning and maintenance duties;

m. Inspects fire and smoke alarm systems regularly, making necessary minor adjustments and making recommendations for major adjustments to the supervisor;

n. Diagnoses, troubleshoots electrical failures and issues, makes necessary repairs and/or works with contractors to solve issues;

Premises Management and Inspection

a. Inspects all Company areas to assure fire & smoke alarm, CCTV, and other security measure has been properly installed;

b. Inspects all Company areas to assure that fire extinguisher, first aid kits, and other emergency materials or equipment are placed & maintained properly;

c. Monitors building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created;

d. Moves heavy furniture, equipment, and supplies;

e. Checks for damages of furniture and tools and report to Administration and Operations Manager for repairs;

f. Notifies the Administration and Operations Manager concerning the need for more major repairs;

g. Set up, arrange, and remove decorations, tables, chairs, ladders and scaffolding to prepare facilities for events such as gathering and meetings;

h. Maintains the cleanliness of perimeter area around the office, warehouse, parking area and other open areas;

Others

a. Supports the Junior Administration Manager and Human Resources and Administration Manager in developing programs, policies and procedures relative to the improvement of the Department and its services;

b. Abides by the company rules and regulations implemented with regards to policies and procedures, quality management, and in the Employee's Handbook; and

c. Performs other duties that may be assigned by the Junior Administration Manager & Administration Manager.

Educational Requirements

1. At least High School Graduate
