Property Manager

The Property Engineer is responsible for managing the day-to-day operations of the Building/Condominium Corporation. This involves ensuring that all building equipment and facilities are in good working condition by implementing timely and consistent preventive maintenance programs.
Key ResponsibilitiesI. Preventive Maintenance and Equipment Management
- To ensure the reliable operations of building equipment systems, physical appearance, safety, and security of all facilities by conducting regular inspections.
- Implementing preventive maintenance works and undertaking corrective maintenance as needed.
- Ensuring compliance with the 52-week PM schedules and the use/implementation of Equipment PM forms/checklists.
- Managing equipment downtime to 0% - 3% only. Submitting Equipment Uptime Monitoring Reports to the QA team as scheduled.
II. Safety and Compliance
- Assisting the Building Manager in monitoring all safety programs to ensure the safety of Residents and property.
- Acting as an interim Building Manager in case of BM resignation and/or leave of absence.
- Assisting the Building Manager in coordinating and implementing Emergency Preparedness Drills and Annual Fire/Earthquake Drills. Acting as the Assistant Fire Brigade/Emergency Marshall.
- Ensuring all fire protection systems are properly maintained and in good working conditions.
III. Engineering and Technical Concerns
- Overseeing all engineering and technical concerns of the project.
- Leading other Building Engineers in the day-to-day operations.
- Consolidating, reviewing technical reports needed by the Building Manager.
- Reviewing plans and preparing the scope of work/terms of reference for various projects.
IV. Innovation and Energy Conservation
- Implementing innovation and energy-conservation measures while monitoring utilities consumption of common areas.
- Assisting the Building Manager in coordinating and implementing energy conservation measures.
Qualifications and Competencies
- Graduate of Bachelor of Science in Electrical Engineering or related field.
- At least 2 to 3 years relevant experience in building maintenance operations, preferably in an office property.
- Licensed engineer is required.
- Excellent communication and problem-solving skills.
- Ability to work independently and as part of a team.
