About the Role

We are seeking an experienced Senior Project Development Director to join our team at Filinvest Group. As a key member of our project development team, you will be responsible for leading the development of high-rise projects from inception to completion.

Responsibilities
  • Conduct market and target analysis to determine the highest and best use of properties.
  • Prepare financial feasibility studies to ensure the economic viability of projects.
  • Conceptualize and implement effective marketing campaigns to attract buyers.
  • Manage sales forecasting to ensure the financial stability of projects.
Key Functions/Duties:Project Inception
  • Analyze market trends and competitor activity to inform project decisions.
  • Maximize site attributes to achieve optimal value for inventory.
  • Develop financial models to evaluate project feasibility.
Project Planning
  • Create conceptual briefs outlining project themes, architecture, and product types.
  • Coordinate with permits and licenses to obtain necessary approvals.
Project Implementation
  • Monitor project budgets and expenses versus actual costs.
  • Develop sales and marketing plans to achieve productivity targets.
  • Adjust sales activities based on budget allocations and relocate funds as needed.
  • Formulate sales and marketing programs, and prepare sales forecasts.
  • Set pricing levels and recommend new pricing as needed.
  • Upload project inventory to the FREBAS system.
  • Supervise and regularly update inventory in the system.
  • DIRECT implementation of promos and incentives for sellers and buyers.
  • SUPERVISE effective sales activities to achieve productivity targets.
  • CONDUCT meetings, interviews, and trainings with Brokers as needed.
  • C coordinate travel/trip arrangement, training, and meeting schedules with sales team, brokers, clients, and other departments.
  • SUPERVISE all administrative requirements, policies, procedures, and other HR and Admin-related activities.
  • ENSURE productivity of open houses and other sales and marketing activities.
  • CHECKS, prepares, and recommends acceptable EAM's for approval.
  • CONCEPTUALIZES marketing ideas based on target and market analysis.
  • DIRECT the fast and efficient preparation of communication and/or marketing plans and ensures proper execution of all marketing campaigns in all channels.
  • MONITORS the quality and quantity of all marketing collaterals from creation to production.
  • PROGRAMS the Order to Construct (OTC) that can ensure the fast and efficient completion/delivery of the project.
Project Turnover
  • Oversight of entire turn-over process and monitors the turn-over and acceptance rate of customers.
  • SET quality standards and timetable to ensure smooth turn-over of units to customers.
Property Management
  • MANAGES maintenance fund (I.e. collection and disbursement).
  • COORDINATES and manages the work of other units involved in the project.
  • FACILITATES the formation of Home Owners Association or Condo Corp.
Requirements
  • College graduate with degree in Business, Marketing, Economics, and other related courses.
  • At least 10 years or more experience in related track.
  • Experience in Business Operations, and Real Estate Development.

The estimated salary range for this role is PHP 200,000 - PHP 500,000 per month, depending on qualifications and experience.
