Job Overview

We are seeking an experienced Property Manager with a minimum of 5 years of hands-on experience in property management to join our dynamic team. The ideal candidate will possess strong leadership skills, exceptional attention to detail, and a passion for delivering outstanding customer service.

Responsibilities

  • Responsible for the day-to-day operations of assigned properties, ensuring all activities align with company policies and procedures.
  • Conducts regular property inspections to assess maintenance needs, safety concerns, and overall property condition.
  • Coordinates and supervises maintenance and repair work, ensuring timely completion and adherence to quality standards.
  • Manages vendor relationships and negotiate contracts for services such as landscaping, cleaning, and repairs.
  • Serves as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a prompt and professional manner.
  • Facilitates the leasing process, including property showings, lease negotiations, and move-in/move-out procedures.
  • Enforces lease agreements, rent collection policies, and property rules/regulations in accordance with legal requirements and company guidelines.
  • Prepare and manage property budgets, including income projections, operating expenses, and capital improvement plans.
  • Monitor rent collection and delinquency rates, taking appropriate actions to minimize arrears and maximize revenue.
  • Review financial reports, analyze variances, and implement cost-saving initiatives to optimize property performance.
  • Ensure compliance with all relevant federal, state, and local laws, regulations, and licensing requirements.
  • Maintain accurate records and documentation related to leases, tenant communications, maintenance activities, and financial transactions.
  • Implement risk management strategies to mitigate liabilities and protect the interests of property owners and tenants.

Qualifications

  • Bachelor's degree in any field is required. However, a degree in Business Administration, Real Estate Management, or related field preferred.
  • Minimum of 5 years of progressive experience in property management, preferably in a startup or entrepreneurial environment.
  • Strong knowledge of property management principles, practices, and industry trends.
  • Excellent interpersonal, communication, and negotiation skills.
  • Proficiency in property management software and Microsoft Office suite.
  • Demonstrated ability to prioritize tasks, solve problems, and work effectively in a fast-paced environment.
