Job Overview
We are seeking an experienced Property Manager with a minimum of 5 years of hands-on experience in property management to join our dynamic team. The ideal candidate will possess strong leadership skills, exceptional attention to detail, and a passion for delivering outstanding customer service.
Responsibilities
- Responsible for the day-to-day operations of assigned properties, ensuring all activities align with company policies and procedures.
- Conducts regular property inspections to assess maintenance needs, safety concerns, and overall property condition.
- Coordinates and supervises maintenance and repair work, ensuring timely completion and adherence to quality standards.
- Manages vendor relationships and negotiate contracts for services such as landscaping, cleaning, and repairs.
- Serves as the primary point of contact for tenants, addressing inquiries, concerns, and requests in a prompt and professional manner.
- Facilitates the leasing process, including property showings, lease negotiations, and move-in/move-out procedures.
- Enforces lease agreements, rent collection policies, and property rules/regulations in accordance with legal requirements and company guidelines.
- Prepare and manage property budgets, including income projections, operating expenses, and capital improvement plans.
- Monitor rent collection and delinquency rates, taking appropriate actions to minimize arrears and maximize revenue.
- Review financial reports, analyze variances, and implement cost-saving initiatives to optimize property performance.
- Ensure compliance with all relevant federal, state, and local laws, regulations, and licensing requirements.
- Maintain accurate records and documentation related to leases, tenant communications, maintenance activities, and financial transactions.
- Implement risk management strategies to mitigate liabilities and protect the interests of property owners and tenants.
- Bachelor's degree in any field is required. However, a degree in Business Administration, Real Estate Management, or related field preferred.
- Minimum of 5 years of progressive experience in property management, preferably in a startup or entrepreneurial environment.
- Strong knowledge of property management principles, practices, and industry trends.
- Excellent interpersonal, communication, and negotiation skills.
- Proficiency in property management software and Microsoft Office suite.
- Demonstrated ability to prioritize tasks, solve problems, and work effectively in a fast-paced environment.
