JOB SUMMARY:
The Construction Manager leads the On-Site Construction Management team in providing management oversight on all aspects of the project being managed, including design, procurement, building and testing and works closely with contractors, architect, engineers, and associated consultants in developing the project site.

JOB DUTIES AND RESPONSIBILITIES:

  • Liaise with other groups, departments and units within the Company on matters regarding construction, construction progress, completion and turnover.
  • Oversee the Construction Management of the assigned project/s
  • Draft and provide Written Reports to the CCO, as well as other concerned departments, regarding construction, construction progress, completion and turnover.
  • Serve as representative for the Company at the construction site(s).
  • Lead the On-Site Construction Management team in providing management oversight on all aspects of the project being managed, including design, procurement, building and testing.
  • Assist in the identification and qualification of the various contractors and sub-contractors required for the project including all site and building trades.
  • Provide coordination and input as needed with utility companies providing services and infrastructure for the project including schedule and cost management.
  • Develop initial project specific cost estimates and take lead responsibility with the budgetary management of the various cost components of the project.
  • Monitor and ensure schedule performance and quality workmanship of contractors.
  • Work closely with the contractor, architect, civil engineer and associated consultants in developing site-specific value engineering options for the work.
  • Review change proposals, proposal requests, requests for information, supplemental instructions and other contract documentation as required on behalf of the Company's interests.
  • Assure that construction is in accordance with Architect's and engineer's drawings and specifications and prevailing National and Local government codes.
  • Review and approve contractor payment requests.
  • Attend local meetings, approval meetings, and conferences on behalf of Company. Document and take action on items in Company's interests.
  • Maintain relationships and act as Company's liaison in matters associated with Local Government Units including the City's permitting and construction inspection requirements to ensure expeditions and successful delivery of project goals and objectives.
  • Review tenant leases and requirements as it pertains to Company's construction obligations ensuring the Company meets requirements while controlling project cost.
  • Coordinate with tenant's design and construction personnel to ensure accuracy in the owner's development of tenant's construction documents.
  • Serve as an information resource by coordinating tenant's work, participating in construction meetings, resolving disputes, providing ongoing feedback, and coordinating project punch list and close-out.
  • Perform other related duties as assigned.

JOB QUALIFICATIONS:
A. Education

  • Bachelor's degree in Civil Engineering, Licensed Civil Engineer

B. Work Experience

  • At least 6-8 years relevant work experience in Construction Management of a Residential Development Company, with at least three (3) years leading the department.

C. Skills

  • Must have very strong experience with condominiums in a fast-paced setting.
  • Should have worked as project manager for a general contractor company.
  • Strong consultative, organizational, interpersonal and communication (verbal & written) skills
  • Ability to perform and fulfill the work with minimal supervision
  • Previous site management experience as well as experience at maintaining a good relationship with clients, contractors and suppliers
  • Hands-on experience with directing the activities of contractors and crews in both horizontal land development and vertical construction
  • Good judgment and analytical skills in order to evaluate issues that occur in the field and be able to determine proper corrective action.
  • Proficient in reviewing and reading engineering drawings
  • Proficient in MS Office Word, Excel, Powerpoint and MS Project
