Role Description
This is a full-time on-site role for a Property Manager located in Metro Manila. The Property Manager will be responsible for overseeing the day-to-day operations of residential and commercial properties, including tenant relations, property maintenance, and financial management. They will also be responsible for ensuring regulatory compliance, implementing policies and procedures, and managing a team of property staff.

Qualifications

  1. Strong knowledge of property management principles and practices
  2. Experience in tenant relations, lease administration, and maintenance management
  3. Financial acumen and experience in budgeting and financial reporting
  4. Excellent communication and interpersonal skills
  5. Strong organizational and problem-solving abilities
  6. Ability to work effectively in a team and independently
  7. Familiarity with local regulations and laws governing property management
  8. Experience with property management software is a plus
  9. Bachelor's degree in Business Administration or a related field

General Responsibilities

  1. Manage the day-to-day tasks and functions of the entire Property Management Office in the areas of Administration, Financial Services, Engineering and Maintenance, and Third-Party Contract Management.
  2. Prepare, control, and monitor the effective execution of approved plans and programs of the property, including budgets.
  3. Adhere to the Operating Expenditure and Capital Expenditure budgets of the property.
  4. Prepare the Annual Building Calendar using the approved template of the company and adhere to it; send proofs of compliance to the schedules/deadlines to the assigned PMO Coordinator at Head Office.
  5. Meet operational requirements/Key Performance Indicators specified in the company's Monthly Performance Assessment (otherwise known as Monthly Scorecard).
  6. Monitor the turnaround time (TAT) of major and minor concerns of the property using the Daily Concern Monitoring (DCM) Report; drive performance on concerned personnel to meet required TAT (based on the Monthly Scorecard).
  7. Monitor the performance of the company's standard Preventive Maintenance Program using the Equipment Uptime Report; drive performance on concerned personnel to meet required equipment uptime (based on the Monthly Scorecard).
  8. Vouch the accuracy of the Daily Collection Report (DCR) and Official Receipt(s) against the bank deposit(s).
  9. Ensure the timely renewal of the property's Insurance Policy.
  10. Ensure the timely payment of Real Property Tax.
  11. Ensure the preparation and daily submission of the Daily Situational Report (DSR) by the security department's OIC; act on and resolve reported issues.
  12. Attend all Board Meetings and Membership Meetings of the property, and ensure that the Powerpoint presentation and all related materials are final at least 3 days prior to the scheduled meeting.
  13. Coach and mentor all personnel working in the property.
  14. Establish good rapport and working relationship with the Board/Client representative.
  15. Build a personal yet professional relationship with unit owners/tenants.
  16. Monitor Petty Cash transactions.
