SUMMARY OF DUTIES AND RESPONSIBILITIES:
The Property Accountant is responsible for all property management accounting works primarily in preparation and submission of reports and maintenance of accounting books.
DUTIES AND RESPONSIBILITIES:
- Maintain custody of all books of accounts and related account documents and records.
- Record transactions in the books of original entry, subsidiary ledgers, and general ledger. Such recording should be done properly and in a timely manner.
- Prepare monthly trial balance, financial statements, related reports and account schedules and submit these reports on a timely basis.
- Prepare and submit budget performance report and budget variance analysis schedules. Provide explanations to the Board, if necessary.
- Prepare monthly bank reconciliation schedule.
- Prepare reconciliations and subsidiary ledgers and general ledgers.
- Process payments to suppliers, contractors, and other payables, and schedule such payments.
- Assist the Property Manager in the preparation of the annual property budget.
- Review and coordinate the work of the Property Admin Assistant in the preparation of billing and monitoring of accounts receivables.
- Collect accounts (or issuance) and depositing.
- Prepare purchase orders and issuance of supplies.
- Handle or coordinate governmental requirements covering registration of books, securing permits and licenses, and filing of returns.
- Provide and coordinate requirements for the annual external audit report.
- Accomplish the accounting control and compliance checklist on a monthly basis and discuss status with the Property Manager and Corporate Deputy Controller.
- Prepare and submit weekly Property Manager's financial report.
- Coordinate immediately with the Corporate Deputy Controller on any problems or concerns regarding property accounting, reports, or internal control.
- Conduct physical inventories of supplies and fixed assets and prepare corresponding book reconciliations.
- Assist the Property Manager in implementing activities which have internal control implications other than accounting related. These include, among others, security gate pass, key control, supplies requisition, and insurance compliance control.
QUALIFICATIONS:
- Candidate must possess at least a Bachelor's Degree in Finance/Accountancy or equivalent.
- At least 1-2 years of working experience in the related field is required for this position.
- At least 1-2 years of experience as an Employee specialized in Finance - General/Cost Accounting or equivalent.
- Work Schedule: Mondays to Fridays and half day on Saturdays.
- Willing to be assigned in the Binondo area.
