Scope of Work:

General Description: Provide services that shall include the house acceptance, housekeeping, house turnover, energization process and warranty claims of residential units of The Villages of Lipa.

House Acceptance Tasks:

  1. Conduct complete physical evaluation of Houses per project based on established quality and specification within 3 calendar days upon declared PTI-closed by CMT.
  2. Receive key from CMT and confirm in writing with CST-Takeout house is ready for House Acceptance within 3 calendar days.
  3. Daily coordination thru email, call or text with CST-Takeout Customer Management on the schedule of House Acceptance.
  4. 100% facilitation of House Acceptance and Vecino briefing on Warranty Guidelines.
  5. 100% discussion of House Turnover guidelines with all Vecino, signing of Vecino House Acceptance documents and submission to CST-Takeout accordingly.
  6. Documentation of items for rectification cited during house acceptance and endorsement to CMT the next day from House Acceptance.
  7. Daily updating on house acceptance and turnover through google sheet monitoring.

Housekeeping Tasks:

  1. Ensure houses are maintained twice a month.
  2. Providing support to Customer Service Team in terms of units monitoring and completion, joint inspection and acceptance of punchlist.
  3. Ensure that turnover is in compliance with the company procedures and standard.
  4. Managing and monitoring of punchlist completion of the outstanding work prior turnover.
  5. Monitoring and collaboration with Project team and Client Relations Associates.
  6. Cascade of client concerns to CST for proper assistance.

House Turnover Tasks:

  1. Daily coordination thru email/call/text with CST-Takeout Customer Management on the schedule of House Turnover.
  2. Coordinate with CMT in ensuring 100% water connectivity 5 days prior to House Turnover.
  3. 100% endorsement of vecino to PMT for Vecino Orientation.
  4. 100% facilitation of house Turnover and Vecino briefing on Warranty Guidelines.
  5. 100% briefing on Energization process and signing of House Turnover documents and submission to CST- Takeout within 3 weeks.
  6. Daily update on house acceptance and turnover google sheet monitoring.

Warranty Claims Tasks:

  1. Receive and process vecino warranty claims without zero back logs and completion within timeline agreed by contractor or CMT.
  2. Endorse to AboitizLand Turnover Officer the billing of rectification contractor for payment processing.

Work Schedule:

The Technical Officer will be reporting to work from Mondays to Fridays, from 830AM to 530PM and Saturdays, from 830AM to 1230PM.
