WORK SET UP: ONSITE - 6 days a week

POSITION: Property Manager cum Account Lead

Job Qualification:

  • Must be a graduate of Bachelor’s/College Degree in Electrical/Mechanical Engineering
  • Must have a Professional License (Passed Board/Professional License Exam)
  • At least 3 to 5years of work experience in the property management industry.
  • Possessing a wealth of leadership, analytical, and problem-solving abilities in addition to years of expertise in the property management sector
  • Recognize financial concepts, be flexible in changing circumstances, and have a strong commitment to ongoing development.
  • Must be effective communicators and customer service providers, skilled in financial management, problem-solving, and organization. They need to market and lease properties, oversee maintenance and repairs, and utilize technology tools efficiently. Strong negotiation, adaptability, attention to detail, and time management are also essential for success in the role.
  • Must be willing to handle 3 sites (Alabang and Pasay)

Job Description:

  • Conduct regular site visits to monitor property conditions and team performance.
  • Ensure compliance with house rules, safety standards, and operational procedures.
  • Oversee security and housekeeping service providers and ensure adherence to service agreements.
  • Implement and monitor preventive maintenance schedules and building systems.
  • Ensure fire safety protocols, insurance coverage, and energy-saving initiatives are in place and followed.
  • Prepare and manage annual operating and capital expenditure budgets.
  • Monitor revenue and expenses, ensure accurate billing and collections, and generate monthly financial reports.
  • Ensure all government permits, legal documents, and ISO-compliant records are updated and securely maintained.
  • Handle vendor management, contract negotiation, and service performance evaluation.
  • Lead and coach the property management team for maximum efficiency and effectiveness.
  • Organize meetings with landlords, tenants, and stakeholders to build strong business relationships.
  • Recommend and implement process improvements to enhance service delivery.
  • Participate in company-wide meetings, training sessions, and other corporate activities.
