Reporting to: Senior Project Manager/Project Director

Key stakeholders: Management team — General Manager, Business Line Directors, Business Development Manager, Clients, and Industry network

Responsibilities
  • As Project Manager you will be expected to contribute independently to the tasks below, demonstrating familiarity with the subject matter and the ability to produce deliverables with minimal guidance from senior team members.
  • Manage 3–5 projects at various stages and oversee deliverables produced by Project Coordinators and Assistant Project Managers.
  • Take total responsibility for the effective management of all phases of a project (or projects) from establishment to handover and project closure.
  • Coordinate thought leadership and encourage maximum contributions from all participants to maximise outcomes for all stakeholders.
  • Ensure monthly project deliverables are completed, including: Project Delivery Plans, Monthly Status Reports, Anticipated Cost Reports, Meeting Agendas and Minutes.
  • Establish project budget in accordance with client requirements and forecast expenditure to achieve completion within budget.
  • Establish a detailed overall project programme with milestones and objectives for successful delivery.
  • Establish and maintain an up-to-date risk register.
  • Prepare PCG (Project Control Group) reports and attend PCG meetings as required.
  • Chair weekly project meetings as required and ensure timely issuance of meeting minutes and agendas.
  • RFP preparation, scope writing and tendering.
  • Lead value engineering, buildability analysis, and assist in critically reviewing design and documentation to minimize risk and maximise outcomes.
  • Lead contract administration with clients, consultants and suppliers, ensuring proper execution and maintenance in accordance with legal requirements to protect client and JLL interests.
  • Prepare and monitor anticipated cost reports including cash flows and accruals; ensure invoices from vendors are submitted timely to clients and JLL accounting.
  • Review and provide recommendations on variations with supporting documentation and timely client approvals.
  • Implement and maintain JLL Health, Safety and Environmental systems and take responsibility for areas under your direction.
  • Ensure attention to detail on all deliverables and the overall quality of final products representing JLL positively.
  • Ensure a Safety and Environmental Plan is in place and actively complied with by yourself and others.
  • Be able to effectively run the project in the absence of the Senior Project Manager or Director and manage completion of the project close-out and financial close-out.
  • Handle contractual documents (as-builts, deeds of release, client training, etc.).
  • Develop relationships with other business lines within JLL and with existing clients to promote opportunities and repeat business.
  • Assist in the preparation of Expressions of Interest (EOIs) and pricing submissions to win new work, and contribute to the development of quality templates using Project Toolkit.
  • Assist in external industry award nominations to promote the business within the industry.

  • Promote open, constructive, and collaborative relations with superiors, subordinates, peers, and clients; maintain positive lines of communication with clients and stakeholders.
  • Represent the client’s interests from inception to completion and maintain a positive client relationship.
  • Communicate plans and performance clearly to the team; analyze completed projects to promote successes and lessons learned.
  • Ensure accurate and timely project reporting and seek opportunities for repeat business.
Key Skills
  • Confidently manage project delivery from inception to closure.
  • Proficiency in Microsoft Office Suite, SharePoint, Microsoft Project; experience with cost reporting systems.
  • Understanding of the legal environment for planning, commercial aspects, and delivery constraints.
  • Ability to negotiate commercially with contractors, suppliers, consultants, and authorities within approved authority.
  • Knowledge of ISO14001, ISO45001, ISO9001 and general Environmental Health and Safety legislation; support maintaining accreditations where applicable.
  • Ability to assess client needs and project constraints; assist in commercial assessment of new projects; understand different delivery methods (PM, Construction Management, Managing Contractor, Warranted Price, Lump Sum).
  • Ability to assist in preparing project proposals and delivering presentations for securing new work.
Employee Specification
  • A degree in a relevant Project or Construction Management discipline or related field and six (6) years’ experience, or a combination of formal education and experience exceeding ten (10) years, with four years related to Design, Construction, or Project Management.
