Provides augmentation to managed properties as Property Engineer to ensure proper, orderly, cost-effective, and timely execution of the operation and maintenance of all building systems, facilities, and equipment.

JOB DESCRIPTION DUTIES AND RESPONSIBILITIES:

Pre-Operations
  1. Participate in testing, commissioning, and punch listing of building equipment and systems and common areas.
  2. Attend Project Technical Group and/or Construction Coordination Meetings to provide inputs and raise potential operational concerns.
  3. Establish and update the equipment database.
  4. Create a 52-week Comprehensive Preventive Maintenance Calendar.
  5. Develop the Technical Profile of the Building.
  6. Facilitate screening and acquisition of Multi-skilled Technicians for the Project.
  7. Consolidate equipment and applicable government permits and licenses.
Operations
  1. Supervise, monitor, and manage Shift Engineers and technical staff to ensure proper execution of maintenance tasks.
  2. Oversee the operation of all systems and equipment of the Project’s common areas and facilities.
  3. Prepare and oversee maintenance programs for various building systems and equipment.
  4. Maintain and update technical records, manuals, plans, and related documents.
  5. Recommend upgrades and energy conservation initiatives to enhance operations and cost savings.
  6. Ensure timely renewal of permits and licenses.
  7. Assist in the preparation of the Annual Budget (OPEX and CAPEX).
  8. Manage engineering materials, spare parts, inventories, tools, and equipment.
  9. Review documents prior to billing for services rendered.
  10. Review renovation plans and implement guidelines for residential renovations.
  11. Supervise service providers, contractors, and suppliers to meet SLAs.
  12. Coordinate with utility providers to ensure service standards.
  13. Make engineering decisions with approval from the Property Manager.
  14. Attend to residents' engineering needs and concerns.
  15. Provide incident reports and monthly engineering reports covering various operational metrics.
  16. Monitor utility consumption and manage related billing processes.
  17. Participate in special projects and tasks related to the position.
Qualifications and Skills
  • Registered Electrical or Mechanical Engineer
  • Minimum 2 years relevant experience
  • Knowledge in Building Facilities and Equipment Management
  • Strong customer service, communication, and computer skills
  • Decisive, detail-oriented, efficient, and trustworthy
  • High sense of urgency and good organizational skills
  • Ability to work independently and as part of a team
